About The Position

The Fall Analyst Intern will support the Acquisitions and Asset Management team in evaluating, underwriting, and executing student housing investment opportunities. This role will also assist with the asset management and performance monitoring of the existing portfolio.

Requirements

  • Advanced Microsoft Excel skills, including the ability to build and update detailed cash flow models.

  • Currently pursuing a bachelor’s degree from an accredited college or university with an anticipated graduation date of May 2027 or May 2028; graduate and MBA students will also be considered.
  • Minimum cumulative GPA of 3.2.
  • Strong financial modeling skills, particularly in Microsoft Excel.
  • Strong business writing skills.
  • Ability to succeed in a fast-paced, dynamic environment requiring critical thinking and problem-solving.
  • Comfortable collaborating and communicating in a team-oriented environment.
  • Highly motivated, detail-oriented, and able to work independently.

Nice To Haves

  • Preferred coursework in commercial real estate, corporate finance, asset management, commercial banking, or investment banking.

Responsibilities

  • Perform financial analysis of acquisition and development opportunities, including cash flow modeling, return analysis, project sensitivities, and valuation methods using Microsoft Excel.
  • Develop informed and supportable underwriting assumptions and effectively explain the rationale behind those assumptions.
  • Assist with acquisition due diligence, including document control, physical and financial reviews, projection verification, and other assigned responsibilities.
  • Prepare investment committee proposals for projects under consideration, including presentation materials, financial exhibits, and graphics.
  • Research and benchmark comparable properties while maintaining detailed notes to support underwriting assumptions.
  • Develop and apply quantitative modeling assumptions to potential investment opportunities.
  • Complete ad hoc asset management projects, including portfolio-level and individual asset analyses.
  • Track, organize, and maintain sales and market data from multiple sources.
  • Catalog potential investment opportunities, download materials from virtual data rooms, and organize documentation on the company’s network drive.
  • Track investment opportunities in key target markets.
  • Maintain records of University Partners’ correspondence with brokers, owners, and other external parties.
  • Support additional acquisitions and asset management projects as assigned.
