About The Position

The Property Accountant is responsible for adding value to BGO staff and clients by providing accurate and timely financial information that helps them to better manage their properties and budgets, make timely decisions, provide meaningful financial reports, and monitor and control cash flows.

Requirements

  • Enrolled in CPA program or equivalent post-secondary program.
  • Previous full-cycle accounting experience an asset.
  • 2-3 years residential/mixed-use property accounting experience an asset, including full cycle property accounting, CAM/Tax recoveries, and financial statement preparation.
  • Relationship Skills: ability to communicate effectively, both oral and written; ability to develop and sustain cooperative working relationships; team player.
  • Organizational/Multi-Tasking: ability to allocate one’s time effectively, work under pressure, and meet tight deadlines; ability to handle multiple demands and competing priorities; ability to prioritize workload; ability to work at a detailed level; willingness to learn in a dynamic environment that includes new ideas and change.
  • Computer Skills:   to advance skills in Excel, Word, and other Microsoft Office programs; knowledge of Yardi an asset.
  • Police Clearance – A criminal verification check is required for employment.

Responsibilities

  • Handle full-cycle accounting for a portfolio of residential and mixed-use properties.
  • Produce monthly Financial Statements according to IFRS/ASPE or as specified by client policy/requirements.
  • Provide supplementary reporting as required by the client.
  • Utilize budgets and other tools to analyze variances.
  • Reconcile, analyze, and understand all Balance Sheet accounts.
  • Prepare and record operating costs and realty tax adjustments monthly.
  • Ensure all HST, GST, QST and other legislated taxes and assessments are reconciled and remitted on a timely basis.
  • Monitor cash flows positions with special attention to monthly mortgage payments, payroll billings, management fees, property taxes, Tax remittances, capital and leasing costs, and any other major monthly expenditure.
  • Determine surplus funds for distributions to owners.
  • Support site in reconciliation and invoicing of tenants as due
  • Supply tenant analysis and statements of accounts as required.
  • Complete year end operating cost adjustments and tenant billings for assigned properties within 90 days of operating yearend.
  • Prepare property budgets within assigned deadlines.
  • Provide input/feedback for improving procedures and initiating quality and efficiency enhancements.
  • Provide accurate and timely financial information as required internally by management and other departments, and externally to the client.
  • Have full involvement, responsibility, and accountability for their portfolio, which includes all monthly, annual, and other duties as detailed in the job responsibilities.
  • Utilize and develop skills such as problem solving, decision making, time management, effective communication, and delegation to achieve the desired results.
  • Communicate efficiently and effectively, in a professional manner, with all BGO employees and clients.
  • Assist in covering for vacation and absenteeism.
  • Other duties as assigned from time to time.
