About The Position

The Real Estate Services (RES) division of DCAS supports the operations of the government of the City of New York by providing services for the City's real estate needs. RES is responsible for the space planning and management of 37 million square feet, Citywide acquisitions (lease or purchase), sales and other dispositions of City-owned real estate, architectural design and project management, zoning and land use analyses, disposition of 15,000 City-owned lots, property valuation, and financial analysis of real estate transactions. The Workplace Services Unit is tasked with creatively applying space standards to projects in leased and City owned space while developing workplace strategies that lead to improved office operations in order to support the work of our City workforce and leverage modern day office technologies. The unit oversees the development of architectural programs to ensure the design of the work environment is inclusive, inspiring, reflective of the City’s mission, safe and functional. In addition, the group oversees the coordination of office furniture systems and technologies (including structured cabling, network, audio visual and security equipment) for projects in leased space in coordination with the Design & Project Management unit, while providing its own project management services for jobs in City owned premises limited to interior buildouts. Lastly, the unit supports the work of the Real Estate Services Strategic Planning group by keeping up to date the space standards to reflect current industry trends and best practices in design. RES seeks an Interiors Project Manager/Space Analyst - Level 2 to join the Workplace Services team, focusing on the space planning, design, and assessment of interior office space.

Requirements

  • A baccalaureate degree from an accredited college or university, accredited by regional, national, professional or specialized agencies recognized as accrediting bodies by the U.S. Secretary of Education and by the Council for Higher Education Accreditation (CHEA), and one year of satisfactory, full-time experience in the evaluation and layout of space in office buildings, garages and other structures used for commercial and industrial purposes. Such experience must have included projects requiring knowledge of construction needs and cost, installation of computer equipment and telephone communication systems, and building standards and leasing procedures; or
  • A four-year high school diploma or its educational equivalent approved by a State’s Department of Education or a recognized accrediting organization, and five years of satisfactory, full-time experience, as described in “1” above. College education obtained from an accredited college or university accredited by regional, national, professional or specialized agencies recognized as accrediting bodies by the U.S. Secretary of Education and by the Council for Higher Education Accreditation (CHEA), may be substituted for up to four years of experience on the basis of 30 semester credits for one year. However, all candidates must have one year of experience described in “1” above.
  • To be qualified for assignment to Assignment Level II, individuals must have two additional years of the experience described in "1" above, as follows:
  • A baccalaureate degree from an accredited college, and three years of satisfactory, full-time experience as described in "1" above; or
  • A four year high school diploma or its educational equivalent and seven years of satisfactory, full-time experience, as described in "1" above.

Responsibilities

  • Assist the Director of Workplace Services in managing and providing guidance to the unit’s architectural staff in the programming of agency needs in accordance with the DCAS Space Standards to creatively maximize the use of space while meeting operational requirements.
  • Development of space planning and test fits.
  • Coordination of furniture and furniture systems as well as plan coordination of IT and AV systems.
  • Review of project Scope of Work and of construction documentation as required.
  • Assisting in the development and maintenance of departmental planning and design standards.
  • Performing general administration duties including budget and lease language review, furniture processing and procurement, external consultant coordination (AoR, MEP) and real estate consultants.
  • Client Agency relationship management.
