About The Position

Perform maintenance, troubleshooting, installation, and repair of facility industrial systems such as mechanical, plumbing, and fire life safety systems. Assist other trades and workers with all phases of facility maintenance. This role requires a strong pipefitting background and experience in piping, valve replacement, backflow preventers, and plumbing. The technician will perform various jobs calling for specialized skills, including building, installing, and repairing equipment, troubleshooting failures, and dismantling and repairing components. They will install, maintain, and repair industrial/mechanical systems such as motors, drainage pumps, exhaust/supply fans, ventilation fans, and piping for fire main systems, drainage pipes, water supply, and gravity systems. The role involves installing and repairing general piping, valves, and tubing up to 8” diameter, and working with pneumatic components. The technician will work from drawings, make special tools, and operate machine tools and precision measuring instruments. Responsibilities also include laying out, cutting, and installing sheet metal guards, hoods, and spouts, as well as performing electric and gas welding. The job requires continuous skill updating, record keeping, and maintaining tools and equipment. Safety is paramount, and the technician must adhere strictly to safety guidelines. Overtime, on-call participation, and various shifts may be required. The role involves working in a group environment and performing physical activities such as stooping, bending, reaching, working from ladders and at heights, climbing stairs, erecting scaffolding, and lifting up to 65 lbs. Working in confined spaces and wearing Personal Protective Equipment (PPE) are also requirements. Other duties may be assigned by the Supervisor.

Requirements

  • High school graduate or equivalent (GED).
  • Relevant maintenance certifications.
  • At least 21 years old.
  • At least 8 years of skilled facilities maintenance experience (i.e., plumbing, pipefitting, and troubleshooting).
  • Strong interpersonal skills; ability to develop and maintain cooperative working relationships with others.
  • Considerable knowledge in the principles, practices, methods, tools, and materials used in the maintenance and repair of equipment.
  • Considerable knowledge of principles and practices of equipment for maintenance and repair.
  • Ability to read and interpret repair manuals, diagrams, and drawings.
  • Strong customer service skills.
  • Strong attention to detail with the ability to complete accurate and concise reports.
  • Effective oral and written communication skills.
  • Maintain a medical clearance necessary to perform hazardous material management.
  • Perform all duties in a safe manner and adhere to all laws governing vehicle operation; maintain safe driving record with zero preventable accidents.
  • Ability to interpret OSHA and DOT hazardous material and waste regulations.
  • Ability to work under pressure.
  • Ability to remain calm and professional during routine and emergency situations.
  • Ability to obtain a VDOT Security Clearance.
  • Valid Virginia Driver’s License.
  • Ability to pass a Criminal History Background Check and drug screen.
  • Must successfully complete forklift, aerial lift, and confined space training.

Nice To Haves

  • Strong pipefitting background required.

  • Experience with machine tools including drill presses, cut-off saw, milling, bending, threading and bolt machines, grinders, shears.

  • Experience with electric and gas welding.
  • Ability to work in a flat, vertical, or overhead position.
  • Updating of skills and knowledge regularly may include outside training.

Responsibilities

  • Perform installation, repair, and maintenance of facility industrial systems (mechanical, plumbing, fire life safety).
  • Troubleshoot and repair industrial/mechanical systems including motors, pumps, fans, and piping.
  • Install and repair general piping, valves, and tubing up to 8” diameter.
  • Work with and repair pneumatic components.
  • Operate machine tools and precision measuring instruments.
  • Perform electric and gas welding, including preparation and finishing.
  • Maintain records, complete reports, and document activities within the Maintenance Management System (MMS).
  • Maintain tools and equipment in good operating condition and keep the work area clean.
  • Adhere strictly to safety guidelines and policies.
  • Work overtime, participate in an on-call program, and work various shifts as needed.
  • Work in a group environment.
  • Perform physical activities including climbing, stooping, bending, reaching, working at heights, and lifting up to 65 lbs.
  • Work in confined spaces and wear required PPE.
  • Develop and maintain a preventive maintenance schedule for industrial, fire life safety, and mechanical systems.
  • Manage and update work orders and information in the Maintenance Management System (MMS).
  • Ensure an adequate inventory of spare parts and materials is maintained.
  • Establish and maintain effective communication and coordination with Company personnel and management.
  • Maintain productive business relations with vendors, suppliers, and contractors.
  • Manage and monitor contractor activities.
  • Perform building maintenance functions as needed.
  • Assist in moving materials, supplies, and equipment.
  • Be available in accordance with the needs of the organization, including 24-hour on-call and weekend work.
