About The Position

Perform maintenance, troubleshooting, installation, and repair of facility industrial systems such as mechanical, plumbing, and fire life safety systems. Assist other trades and workers with all phases of facility maintenance. This position is designated as essential and, as such, all duties associated with the job are required during emergency situations which may include but not limited to inclement weather, disaster response, and emergency operations. Due to the responsibility and level of this position, the person is expected to be available in accordance with the needs of the organization. The position location is subject to change according to the needs of the organization. This position is subject to 24-hour on-call and weekend work.

Requirements

  • High school graduate or equivalent (GED).
  • Relevant maintenance certifications.
  • Must be at least 21 years old.
  • At least 8 years of skilled facilities maintenance experience (i.e. plumbing, pipefitting, and troubleshooting).
  • Strong interpersonal skills; ability to develop and maintain cooperative working relationships with others.
  • Considerable knowledge in the principles, practices, methods, tools, and materials used in the maintenance and repair of equipment.
  • Considerable knowledge of principles and practices of equipment for maintenance and repair.
  • Ability to read and interpret repair manuals, diagrams, and drawings.
  • Strong customer service skills.
  • Strong attention to detail with the ability to complete accurate and concise reports.
  • Effective oral and written communication skills.
  • Maintain a medical clearance necessary to perform hazardous material management.
  • Perform all duties in a safe manner and adhere to all laws governing vehicle operation; maintain safe driving record with zero preventable accidents.
  • Ability to interpret OSHA and DOT hazardous material and waste regulations.
  • Ability to work under pressure.
  • Ability to remain calm and professional during routine and emergency situations.
  • Ability to obtain a VDOT Security Clearance.
  • Valid Virginia Driver’s License.
  • Ability to pass a Criminal History Background Check and drug screen.
  • Ability to work in a very noisy environment.
  • Must work using a respirator when required.
  • Ability to deal with a variety of variables under only limited standardization.
  • Able to interpret various instructions.
  • Ability to perform basic math skills, use decimals to compute ratios and percent, and to draw and interpret graphs.
  • Ability to use passive vocabulary of 5,000-6,000 words; to read at a slow rate; define unfamiliar words in dictionaries for meaning, spelling, and pronunciation.
  • Ability to write complex sentences, using proper punctuation, and using adjectives and adverbs.
  • Ability to communicate in complex sentences; using normal word order with present and past tenses; using a good vocabulary.

Responsibilities

  • Perform installation, repair, and maintenance activities on industrial systems.
  • Troubleshoot and repair facility equipment and systems.
  • Install, maintain, and repair industrial/mechanical systems including motors, pumps, fans, and ventilation systems.
  • Install and repair general piping, valves, and tubing up to 8” diameter.
  • Troubleshoot, repair, and replace pneumatic components.
  • Work from assembly or installation drawings and blueprints.
  • Set up and operate machine tools and hand tools.
  • Lay out, cut, and install sheet metal guards, hoods, and spouts.
  • Perform electric and gas welding.
  • Update skills and knowledge regularly, potentially through outside training.
  • Maintain records, complete reports, and document activities within the Maintenance Management System (MMS).
  • Maintain tools and equipment in good operating condition.
  • Keep work area clean, neat, and orderly.
  • Perform jobs in a safe and efficient manner, adhering to safety guidelines and policies.
  • Work overtime, participate in an on-call program, and potentially work various shifts in all weather conditions.
  • Work in a group environment.
  • Stoop, bend, reach, work from ladders, work at various heights, climb stairs, erect and work on scaffolding, platforms, open grating, and lift up to 65 lbs.
  • Work in a confined space.
  • Wear all Personal Protective Equipment (PPE) at all times.
  • Keep records of all work performed and update maintenance history logs in the Maintenance Management System.
  • Develop a preventive maintenance schedule for industrial, fire life safety, and mechanical systems.
  • Input and update work orders and information in the Maintenance Management System (MMS).
  • Ensure an adequate inventory of necessary spare parts and materials is maintained.
  • Establish and maintain effective communication and coordination with Company personnel and management.
  • Assist personnel as needed.
  • Communicate regularly with personnel to ensure repairs and maintenance needs are met and coordinated.
  • Keep management informed of activities and concerns.
  • Report major concerns or significant problems.
  • Complete related paperwork and records.
  • Attend meetings as required.
  • Establish and maintain professional business relations with vendors and contractors.
  • Manage and monitor contractor activities.
  • Assist in moving materials, supplies, and equipment as needed.
  • Perform building maintenance functions as needed.
  • Ensure work area is clean, secure, and well maintained.
