About The Position

BuildX is a residential construction company based in Carver, Massachusetts, specializing in custom ADUs, homes, and additions. We are seeking an in-house Residential Designer to manage the entire drawing production process, from preliminary concepts to full construction sets and client-facing renderings. This role offers significant ownership and responsibility, as the drawings produced are directly used for permitting and construction without external redlining. This is not an entry-level position; we require an experienced individual who can establish design standards for the department.

Requirements

  • Expert-level proficiency in Chief Architect X16 or higher.
  • A portfolio showcasing complete residential construction sets personally drawn, submitted, permitted, and built.
  • A proven track record of building and implementing templates, standards, and libraries that a team uses.
  • Working proficiency in a rendering platform (e.g., Chief Architect's built-in ray trace/PBR, Enscape, Lumion, Twinmotion, D5 Render, V-Ray, or equivalent).
  • Working knowledge of the IRC and residential framing and structure sufficient to create buildable details.
  • Ability to manage multiple active projects with deadlines and communicate potential delays proactively.
  • Availability to work from the Carver office 2–3 days per week (hybrid role).

Nice To Haves

  • Experience permitting in Massachusetts towns, including knowledge of 780 CMR.
  • Experience with Stretch Code and Specialized Opt-in Code, including coordination with HERS raters.
  • Experience with coastal and high-wind detailing for Plymouth County and Cape Cod (wind-borne debris, uplift connections, FEMA flood zone construction).
  • Familiarity with AI-assisted image tools (Gemini, Midjourney, etc.) for conceptual visuals and marketing.
  • Coordination experience with truss and engineered-lumber layout.
  • Prior experience within a design-build or production builder environment, not solely an architecture office.

Responsibilities

  • Produce complete residential construction sets in Chief Architect X16 or newer, including floor plans, elevations, building sections, wall sections, framing plans, schedules, electrical, and site plans.
  • Develop preliminary and schematic sets for client presentations and pre-construction pricing.
  • Generate photorealistic renderings and walkthroughs for homeowner presentations, proposals, and marketing.
  • Build and maintain the company's template library (layer sets, annotation sets, CAD blocks, title blocks, wall types, detail library, and plan defaults).
  • Detail for Massachusetts conditions, including 780 CMR (10th Edition) Massachusetts Residential Code, coastal high-wind zones, and specialized energy codes.
  • Coordinate with estimating, project managers, and field crews, incorporating feedback from RFIs and field reports into design standards.
  • Manage multiple projects simultaneously and meet deadlines.
