About The Position

We are seeking an experienced Code & Zoning Consultant with 10–15 years of professional experience in New York City building regulations, zoning analysis, and development consulting. The ideal candidate will provide expert guidance on land use, zoning compliance, building code interpretation, permitting strategies, and entitlement processes for residential, commercial, mixed-use, and institutional projects throughout NYC for our Lynbrook, NY office. The consultant will work closely with architects, developers, engineers, attorneys, expediters, and regulatory agencies to facilitate project approvals and ensure compliance with applicable regulations.

Requirements

  • Bachelor's degree in Architecture, Urban Planning, Engineering, Construction Management, or a related field.
  • 8–10 years of experience in NYC zoning, code consulting, architecture, planning, or development.
  • Extensive knowledge of: NYC Zoning Resolution, NYC Building Code, Multiple Dwelling Law, Energy Conservation Code, Accessibility requirements, Land use and entitlement processes.
  • Proven experience working with NYC agencies, including: New York City Department of Buildings, New York City Department of City Planning, Board of Standards and Appeals, Landmarks Preservation Commission.
  • Strong understanding of development feasibility and entitlement strategies.
  • Excellent written, verbal, and presentation skills.
  • Proficiency with zoning analysis tools, AutoCAD, Revit, GIS, and Microsoft Office Suite.

Nice To Haves

  • Registered Architect (RA) in New York State.
  • American Institute of Certified Planners (AICP) certification
  • Professional Engineer (PE) license
  • Experience managing multidisciplinary project teams.

Responsibilities

  • Conduct comprehensive zoning analyses under the New York City Department of City Planning Zoning Resolution.
  • Interpret and apply requirements of the New York City Department of Buildings, including NYC Building Code, Zoning Resolution, Multiple Dwelling Law, and related regulations.
  • Prepare zoning due diligence reports for development acquisitions and feasibility studies.
  • Analyze allowable floor area, height and setback requirements, bulk regulations, parking requirements, use groups, and special district provisions.
  • Advise clients on development potential, rezoning opportunities, variances, special permits, and regulatory pathways.
  • Coordinate with architects, engineers, land use attorneys, and project teams during design and entitlement phases.
  • Review construction documents and applications for zoning and code compliance.
  • Assist in obtaining permits, approvals, certificates, and agency sign-offs.
  • Attend meetings with city agencies, community boards, developers, and stakeholders.
  • Monitor regulatory changes and advise clients on impacts to development projects.
  • Prepare technical reports, presentations, and expert opinions for project teams and regulatory submissions.
  • Support litigation, expert witness testimony, or appeals related to zoning and code matters when required.
