HVAC Technician Job Description Position Overview An HVAC Technician is a skilled professional responsible for advanced HVAC system operations, maintenance, and multi-system integrations. This role requires proficiency in individual HVAC components as well as the ability to work with complex, interconnected building systems.

Requirements

  • Proficiency with HVAC metering equipment including gauges, multimeters, and temperature measurement tools
  • Knowledge of refrigeration cycles, heat transfer methods, and thermodynamics
  • Ability to work with building automation systems and controls
  • Ability to read and interpret system drawings, schematics, and equipment schedules
  • Minimum 3-5 years of HVAC maintenance and repair experience
  • Experience with multi-system integrations and complex building environments
  • Background in commercial/industrial HVAC systems preferred
  • Ability to work in various environmental conditions including rooftops, mechanical rooms, and confined spaces
  • Capability to lift equipment and materials as required for maintenance tasks
  • Comfort working at heights and in potentially hazardous environments with proper safety equipment
  • Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • EPA Section 608 Universal Technician Certification for refrigerant handling
  • Additional certifications in specialized systems (chillers, boilers, building automation)
  • Refrigeration system experience and troubleshooting skills
  • Experience with energy management and system optimization
  • Knowledge of LEED and sustainability practices in building operations

Responsibilities

  • Perform preventive and reactive maintenance on HVAC equipment including chillers, boilers, air handling units, package units, cooling towers, and building automation systems
  • Conduct system startup procedures, controls calibration, and troubleshooting for packaged HVAC equipment
  • Execute maintenance protocols including lubrication schedules, cleaning procedures for condensate drains, evaporator coils, and condenser coils
  • Work with advanced building management systems (BMS) and controls integration
  • Handle chilled water systems, boilers and steam systems, and pressurized systems
  • Manage HVAC system chemistry including water treatment programs and chemical handling
  • Perform advanced valve repairs and system design change management
  • Conduct HVAC metering using pressure, temperature, and electrical measurement tools
  • Handle refrigerant systems including leak detection, repair, and proper documentation
  • Follow HVAC codes and regulations, ensuring compliance with local, state, and federal requirements
  • Implement proper safety protocols including lockout/tagout procedures and PPE usage
  • Maintain refrigerant management documentation and perform required leak inspections
  • Conduct system inspections and maintain detailed maintenance records
  • Ensure HVAC systems operate efficiently and meet performance standards
  • Strong documentation and record-keeping abilities for maintenance logs, inspection reports, and compliance tracking
  • Proficiency with computerized maintenance management systems (CMMS) and work order processing
  • Ability to manage and prioritize multiple work orders and maintenance schedules effectively
  • Experience with inventory management and parts ordering systems
  • Basic project coordination skills for scheduling maintenance activities and system upgrades
  • Clear written and verbal communication for reporting system status, documenting findings, and interfacing with facility management
  • Ability to explain technical issues and recommendations to non-technical stakeholders
  • Professional interaction skills for working with tenants, contractors, and building occupants during maintenance activities
  • Collaborative approach when working with other trades and building operations team members
  • Experience coordinating with electrical, plumbing, and other building trades on integrated building systems
  • Ability to work effectively with property management, security, and facilities teams
  • Skills in scheduling and coordinating with external vendors and service contractors
  • Understanding of how HVAC operations impact other building systems and occupant experience
  • Other tasks as assigned by management
