About The Position

U.S. Facilities, Inc. is seeking an experienced, highly motivated HVAC Technician to work in Philadelphia, Pennsylvania. The HVAC Technician is responsible for the property's daily operations, routine maintenance, and preventative maintenance. Qualified Candidates must have hands-on experience working with commercial HVAC systems. This role involves assisting the Operations and Engineering team in efficiently operating, maintaining, and repairing all building systems, including HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural, hardware, and keying. The position requires developing skills in installing, fabricating, constructing, troubleshooting, and repairing complex technical and electrical equipment, responding to on-site problems, and analyzing floor plans. The technician will receive work assignments, plan work, obtain necessary tools and materials, and complete assignments, work orders, and preventative maintenance promptly. Demonstrating knowledge of equipment, safe operation of tools, and adherence to inspection procedures is crucial. Responsibilities include maintaining assigned equipment, tools, and uniforms, keeping work areas clean and organized, and following operational and safety procedures. The role also involves inspecting building areas, reporting deficiencies, maintaining professional appearance and attitude, demonstrating exemplary tenant relations, and assisting in monitoring contractors. Responding to after-hours emergencies such as fire, flooding, severe weather, and power outages is also a requirement.

Requirements

High school diploma or equivalent
EPA certification
Demonstrated experience maintaining and repairing commercial HVAC and building systems
Ability to use hand and power tools safely
Strong troubleshooting skills
Strong communication skills
Strong customer service skills
Availability to respond to after-hours emergencies as needed

Responsibilities

Assisting the Operations and Engineering team in efficiently operating, maintaining, and repairing all building systems.
Developing skills in installing, fabrication, constructing, troubleshooting, and repairing complex Technical and electrical equipment.
Responding to on-site problems and analyzing floor plans.
Receiving work assignments, planning work to be performed, and obtaining necessary tools, equipment, and materials.
Promptly completing assignments, work orders, and preventative maintenance (paper and/or online).
Following inspection and service procedures outlined in the preventive maintenance and loss control programs.
Ensuring the safe and efficient operation of all equipment, power, and hand tools.
Maintaining assigned equipment, tools, and uniforms.
Keeping the shop, penthouse equipment rooms, related technical areas, and common areas clean, organized, and safe.
Following operational and safety procedures and demonstrating the ability to follow established Technical/electrical system(s) operating sequences.
Inspecting all areas of the building(s) and reporting deficiencies as well as suggestions for improvement.
Maintaining a professional appearance and positive attitude.
Demonstrating exemplary tenant relations, team spirit, and respect for others.
Assisting in monitoring contractors, inspecting work, and generating deficiency lists.
Responding to after-hours emergencies such as fire, flooding, severe weather (e.g., snow and ice removal), power outages, and other situations, including clean-up activities, if other contracted personnel are unavailable.
