About The Position

The HVAC Service Manager is responsible for the safe, reliable, and cost-effective operation of mechanical building systems across manufacturing, warehouse, office, and campus environments. This role provides day-to-day field leadership for maintenance technicians and contractors; owns preventive and corrective maintenance for HVAC/R, boilers, chillers, plumbing, compressed air, pumps, motors, piping, refrigeration, and related mechanical systems; and partners with Operations to sustain facility uptime, safety, and service levels.

Requirements

  • High school diploma or GED required.
  • EPA Section 608 Universal Certification required.
  • 5+ years of industrial/commercial mechanical experience and 2+ years of supervisory experience preferred.
  • Hands-on experience troubleshooting and maintaining HVAC/R, plumbing, boilers, chillers, compressed air, pumps, motors, piping, and related building mechanical systems.
  • Ability to read and interpret blueprints, schematics, P&IDs, technical manuals, work orders, and equipment documentation.
  • Ability to prioritize competing work, communicate clearly across departments, and lead technicians in a fast-paced environment.
  • Knowledge of OSHA requirements, lockout/tagout, confined space, hot work, PPE, and general maintenance safety practices.
  • Strong vendor-management, problem-solving, documentation, and follow-through skills.

Nice To Haves

  • Technical school certification or associate degree in electrical technology preferred.
  • Texas ACR Technician Registration/Certification or Texas ACR Contractor License preferred or required where applicable based on assigned work and exemption status.
  • A2L/low-GWP refrigerant safety training required within 6 months of hire.
  • Experience supporting warehouse, manufacturing, distribution, critical operations, or other 24/7 environments preferred.
  • Strong understanding of mechanical systems, preventive maintenance, reliability practices, and safe work execution.
  • Proficiency with building and maintenance management systems is a plus.

Responsibilities

  • Oversee preventive, predictive, and corrective maintenance for mechanical systems including HVAC/R, boilers, chillers, air compressors, humidity systems, plumbing, pumps, motors, piping, valves, and refrigeration systems as applicable.
  • Troubleshoot equipment failures, identify root causes, and implement corrective actions that reduce repeat issues and unplanned downtime.
  • Monitor system performance through building management systems, equipment inspections, PM results, alarms, and technician feedback.
  • Manage spares (including critical spares), tools, and consumables needed to support reliable facility operations.
  • Manage work orders, PM completion, inspection records, equipment history, and asset data in the CMMS.
  • Recommend improvements to PM frequencies, standard work, energy performance, equipment reliability, and lifecycle replacement planning.
  • Coordinate emergency repairs and service interruptions with Operations, Production, EHS, Security, and other site stakeholders.
  • Develop and maintain maintenance procedures, checklists, operating standards, and equipment documentation.
  • Support audits, inspections, capital projects, equipment installations, commissioning, and turnover documentation.
  • Prepare maintenance status updates, backlog reviews, PM compliance reports, and equipment reliability metrics for management review.
  • Ensure work is performed in compliance with applicable local, state, and federal regulations, company EHS standards, and site procedures.
  • Support environmental, energy, fire/life safety, and building-code compliance activities related to mechanical systems.
  • Conduct routine safety inspections, job hazard reviews, and risk assessments for maintenance work.
  • Ensure proper lockout/tagout procedures are followed and coordinate with qualified personnel when work occurs near energized equipment under NFPA 70E practices.
  • Escalate unsafe conditions, repeated equipment failures, and business-continuity risks with recommended corrective actions.
  • Coordinate vendors and contractors for specialized mechanical services, repairs, inspections, and project work.
  • Review vendor scope, safety requirements, schedule, quality of work, and completion documentation.
  • Support budgeting, purchase requests, quote comparisons, cost control, and inventory planning.
  • Partner with operations & production on equipment upgrades, capital projects, and continuous improvement initiatives.
  • Supervise, train, coach, and schedule mechanical maintenance technicians and contractors.
  • Prioritize daily work assignments, emergency response, preventive maintenance, corrective maintenance, and project support based on safety, uptime, and operational impact.
  • Conduct performance feedback, skills development, and onboarding for maintenance team members.
  • Promote a strong safety culture and ensure team compliance with company policies, OSHA requirements, lockout/tagout, hot work, confined space, and PPE expectations.
  • Serve as the first level of technical escalation for complex mechanical issues and after-hours facility emergencies.
