About The Position

The Mechanical Systems Technician Team Lead is a working shift leader within Johnson Controls’ facility operations team supporting the SK on Tennessee battery manufacturing campus. The role leads safe, reliable operation and maintenance of HVAC and other mechanical and facility systems within the operations and maintenance scope, supporting continuous electric-vehicle battery manufacturing. It combines hands-on, Journeyman-level troubleshooting with shift supervision, including organizing daily work, directing technicians, responding to alarms and abnormal conditions, verifying system restoration, documenting work, and maintaining clear shift turnover in a 24/7 manufacturing environment. The position coordinates with SK stakeholders, production support teams, engineering, safety, security, fire protection, controls, and approved contractors. It oversees systems serving the battery plant and support buildings, helps preserve production-critical environmental conditions, and escalates issues that could affect safety, quality, or performance. The role also supports emergency response, after-hours call-in requirements, and other facility operations duties within the O&M scope.

Requirements

  • Journeyman-level mechanical troubleshooting capability.
  • Ability to lead a shift and direct mechanical and multi-craft technicians.
  • Ability to use BAS/BMS and local equipment interfaces to review alarms, trends, operating status, setpoints, and equipment response.
  • Ability to troubleshoot using technical drawings, sequences of operation, P&IDs, mechanical schedules, control diagrams, electrical schematics, manufacturer literature, and field measurements.
  • Ability to plan and execute equipment isolation, lockout/tagout, testing, return-to-service, and post-maintenance verification in accordance with site procedures.
  • Ability to document work accurately in CMMS work orders and maintain reliable shift logs and turnovers.
  • Ability to coordinate maintenance with operations and other affected stakeholders in a production environment.
  • Ability to carry out pre-job planning, recognize hazards, use required PPE, and follow site safety controls, including hazardous-energy, confined-space, work-at-height, and electrical safety requirements.
  • Ability to lift and carry up to 50 lb., climb ladders and stairs, use approved aerial lifts, access rooftops and mezzanines, and work in mechanical rooms and confined spaces when trained and permitted.
  • Ability to work around operating industrial equipment and in heat, cold, noise, vibration, dust, and outdoor weather while using required PPE.
  • Ability to work assigned shifts and support weekends, holidays, planned shutdowns, emergency response, and on-call rotation requirements.

Nice To Haves

  • Ability to work from approved aerial lifts and access rooftops and mezzanines.
  • Ability to work in confined spaces when properly trained and permitted.
  • Availability to support varying shifts, weekends, holidays, shutdowns, emergency response, and on-call rotation requirements.

Responsibilities

  • Lead the assigned shift and direct mechanical and multi-craft technicians through work assignments, field support, job-site verification, coaching, and shift turnover.
  • Prioritize corrective and preventive work based on life safety, environmental control, production risk, equipment criticality, customer impact, and available resources.
  • Monitor and maintain HVAC and mechanical utility systems, including air-handling and exhaust systems, chilled-water and heating-hot-water systems, steam and condensate pumps, valves, hydronic loops, industrial dehumidifiers, chillers, precision cooling/CRAC equipment, and related controls.
  • Use site BAS/BMS and local equipment interfaces to review alarms, trends, operating status, setpoints, and equipment response; coordinate controls troubleshooting when field conditions do not match commanded operation.
  • Respond to temperature, humidity, pressure, ventilation, water-leak, equipment-failure, fire/life-safety, and other facility alarms; stabilize conditions, protect affected areas, and follow site escalation processes.
  • Troubleshoot using drawings, sequences of operation, P&IDs, mechanical schedules, control diagrams, electrical schematics, manufacturer literature, and field measurements.
  • Plan and execute safe equipment isolation, lockout/tagout, testing, return-to-service, and post-maintenance operational verification in accordance with site procedures.
  • Coordinate maintenance with SK operations and affected stakeholders to minimize manufacturing interruptions and preserve required environmental conditions.
  • Create, review, assign, and close CMMS work orders, documenting problems, findings, labor, materials, readings, corrective actions, and follow-up recommendations.
  • Conduct rounds and inspections in production support areas, utility spaces, mechanical rooms, rooftops, mezzanines, server/IT support spaces, guard houses, safety/quality buildings, and other covered facilities.
  • Lead preventive and predictive maintenance; identify repeat failures, backlog risks, obsolete components, and reliability or maintainability improvements.
  • Coordinate approved contractors for service, repair, inspection, testing, and renovation work; verify orientation, permits, scope boundaries, work quality, housekeeping, and restoration before closeout.
  • Maintain shift logs and provide turnover on alarms, impairments, bypasses, equipment outages, temporary repairs, contractor activity, critical parts, and open customer issues.
  • Support emergency response and after-hours call-ins; remain available for varying shifts, weekends, holidays, shutdowns, and special maintenance events as assigned.
  • Requisition parts, tools, rental equipment, and consumables; support inventory accuracy and identification of critical mechanical spares.
  • Promote safe work through pre-job planning, hazard recognition, stop-work responsibility, PPE, hazardous-energy control, confined-space and work-at-height controls, electrical safety boundaries, and housekeeping.
  • Perform hands-on troubleshooting, repair, adjustment, and maintenance while retaining team-lead responsibility for safe execution and communication.
  • Complete other site facility operations duties assigned within the O&M scope.
  • Escalate abnormal temperature, humidity, pressure, airflow, cooling, heating, or water conditions before they cause manufacturing interruption.
  • Maintain clear boundaries between base-building/O&M responsibilities and manufacturing or production-equipment responsibilities, coordinating ownership when scope is unclear.
  • Use approved site communication and escalation channels for safety events, life-safety impairments, utility interruptions, environmental excursions, critical alarms, and equipment outages.
  • Protect clean and controlled areas from dust, debris, moisture, contamination, and uncontrolled access during maintenance.
  • Coordinate and document system shutdowns, overrides, alarm suppressions, valve lineups, and return-to-normal activities with affected stakeholders.
  • Provide customer-ready updates identifying the affected system or area, current condition, operational risk, actions underway, support needed, and next decision point.
