Johnson Controls, a leading provider of HVAC and building automation solutions, is seeking a highly skilled and experienced Operations and Maintenance Specialist to support the operation, maintenance, troubleshooting, and reliability of critical facility and utility systems serving one of North America's largest electric vehicle battery manufacturing campuses. As a member of the Facilities Maintenance Team, you will play a critical role in supporting uninterrupted battery manufacturing operations by maintaining plant infrastructure, mechanical systems, utilities, HVAC equipment, and associated building systems. We are excited to announce a fantastic opportunity at the newly constructed electric vehicle battery manufacturing plant. This is a performance based, 12-year, O&M contract providing hard services of MEP equipment within the facility, excluding the manufacturing and production equipment. The objective is to maintain a seamless environment by assuring that equipment is performing to specifications to facilitate uninterrupted manufacturing and administrative functions. The O&M Specialist is responsible for the safe operation, maintenance, inspection, repair, and reliability of facility infrastructure and utility systems supporting battery cell manufacturing operations. This position supports mission-critical systems including HVAC equipment, chilled water systems, heating hot water systems, steam and condensate systems, air compressors, process exhaust systems, industrial dehumidifiers (DHUMs), air handling units (AHUs), make-up air units (MAUs), fan coil units (FCUs), building automation systems (BAS), and associated mechanical and electrical equipment. The objective of this role is to maximize equipment reliability, minimize downtime, ensure compliance with safety requirements, and support continuous manufacturing operations in a high-performance industrial environment.

Requirements

  • High School Diploma or GED required.
  • Minimum seven (7) years of industrial maintenance experience in manufacturing, utilities, critical facilities, chemical processing, automotive manufacturing, battery manufacturing, semiconductor, pharmaceutical, or similar environments.
  • Extensive knowledge of HVAC, chilled water, heating hot water, compressed air, pumping systems, cooling towers, dehumidification systems, process exhaust systems, industrial piping systems, and building automation controls.
  • Ability to read and interpret P&IDs, one-line diagrams, sequence of operations, control drawings, equipment manuals, blueprints, and technical specifications.
  • Advanced troubleshooting and root cause analysis skills with demonstrated ability to resolve complex equipment failures.
  • Strong mechanical aptitude and commitment to workmanship excellence.
  • Strong written and verbal communication skills with the ability to document findings and communicate effectively with cross-functional teams.
  • Ability to work independently, prioritize workload, and support a fast-paced 24/7 manufacturing operation.
  • Valid driver's license required.
  • Ability to work weekends, holidays, overtime, callouts, and emergency response assignments as required to support continuous manufacturing operations.

Nice To Haves

  • Technical degree, trade school certification, military technical training, or equivalent industrial maintenance experience preferred.
  • Journeyman-level mechanical, HVAC, pipefitting, industrial maintenance, millwright, or electrical certification preferred.
  • Experience maintaining the following equipment is highly desirable: Chillers, Hydronic Systems (CHW, HHW), Air Handling Units (AHUs), Dehumidifier Units (DHUMs), Fan Coil Units (FCUs), Steam and Condensate Systems, Heat Exchangers, Building Automation Systems (BAS), Drainage and Sanitary Systems, Industrial Exhaust and Ventilation Systems, Air Turnover Equipment, Process Utility Systems, Electrical Distribution Support Equipment, Emergency Power Infrastructure.

Responsibilities

  • Inspect, operate, maintain, troubleshoot, and repair critical facility infrastructure, HVAC equipment, and mechanical utility systems in accordance with plant standards, OEM requirements, and applicable codes.
  • Execute preventive, predictive, and corrective maintenance activities on utility and facility equipment utilizing established maintenance procedures and CMMS work orders.
  • Diagnose complex mechanical, electrical, instrumentation, controls, hydronic, and sanitary system failures and implement permanent corrective actions.
  • Repair or replace pumps, motors, bearings, valves, belts, drives, dampers, actuators, control components, piping systems, heat exchangers, and associated equipment.
  • Conduct operational testing, vibration analysis, system inspections, flow verification, equipment alignment, and performance evaluations to ensure reliable operation.
  • Utilize CMMS systems to document maintenance activities, perform asset tracking, manage work orders, and support reliability improvement initiatives.
  • Participate in root cause failure analysis (RCFA), reliability-centered maintenance (RCM), and continuous improvement programs.
  • Support plant shutdowns, startups, commissioning activities, and emergency response operations as required.
  • Monitor equipment conditions and identify opportunities to improve uptime, energy efficiency, and equipment lifecycle performance.
  • Maintain detailed, accurate maintenance records, equipment histories, inspection reports, and regulatory documentation within plant systems.
  • Coordinate with operations personnel, engineers, contractors, reliability teams, and facility leadership to safely execute maintenance activities.
  • Participate in technical training, safety programs, and certification development to stay updated on industry advancements, regulations, and best practices.
  • Strictly comply with all Johnson Controls safety policies and procedures including Lockout/Tagout (LOTO), Arc Flash, Confined Space Entry, Hot Work, Fall Protection, Hazard Communication, Electrical Safety, and Permit-to-Work requirements.
  • Promote a strong safety culture through proactive hazard identification, reporting, and corrective action implementation.
  • Support internal production customers through rapid response to facility and utility equipment issues impacting manufacturing operations.
