The Housing Manager position is responsible for managing the operations, leasing activity, renewals, collections, financial reporting, supplies, and communications of the assigned senior living community, while maintaining a high level of customer service with all residents and potential customers. This role involves advising and making recommendations regarding housing facility goals, objectives, programs, procedures, and policies, and implementing and upholding all relevant policies and handbooks. The manager exercises judgment and decision-making authority to ensure the good of the facility and the organization. Key responsibilities include leasing apartments, completing resident certifications and recertifications, maintaining a waiting list, collecting and reconciling rent, managing the monthly accounting process, issuing legal notices and evictions, and developing annual operating and capital budgets. The role also involves preparing and submitting various reports and requests to HUD and central office, coordinating with vendors, maintaining good working relationships with staff and suppliers, and ensuring offices are well-maintained. The Housing Manager is also responsible for overseeing staff, including recruiting, supervising, and managing payroll, and ensuring compliance with corporate policies, HIPPA, and Fair Housing laws. Marketing vacancies, performing community outreach, and maintaining relationships with external partners are also crucial. Additionally, the position oversees the maintenance of property assets, supervises maintenance staff, manages a service request system, purchases supplies, negotiates contracts, and performs regular property inspections. Emergency procedures and evacuation plans must be developed and maintained, along with good working relationships with local emergency services. The role requires adherence to safety and security guidelines, especially for residents in the Dementia Special Care Unit, and maintaining effective communication with residents and their families. Participation in special activities, educational events, and other assigned duties is also expected.
