Requirements

  • Building Systems Expertise: In-depth knowledge of HVAC, plumbing, electrical, and mechanical systems, as well as elevators and fire safety equipment.
  • Preventive Maintenance: Skills in developing and implementing preventive maintenance schedules for long-term efficiency.
  • Troubleshooting and Repair: Ability to diagnose and repair issues promptly across a variety of hotel systems.
  • Energy Management: Understanding energy-efficient practices and systems to reduce costs and improve sustainability.
  • Technical Certifications: Certifications like HVAC Technician, Electrician License, or OSHA safety training are often required or preferred.
  • Crisis Management: Quick thinking and calm under pressure when responding to emergencies like system breakdowns or safety hazards.
  • Attention to Detail: Keen eye for identifying potential issues before they escalate.
  • Interdepartmental Collaboration: Ability to communicate effectively with other departments, such as housekeeping, front desk, and food & beverage.
  • Vendor Relations: Skills in liaising with external contractors and service providers for repairs or projects.
  • Knowledge of Codes and Standards: Familiarity with local building codes, safety regulations, and environmental compliance.
  • Record-Keeping: Ability to document maintenance schedules, inspections, and compliance certifications accurately.
  • Renovation Oversight: Experience planning and supervising upgrades, renovations, or construction projects within budget and deadlines.
  • Time Management: Ability to prioritize tasks effectively to ensure smooth hotel operations.
  • Guest Sensitivity: Awareness of how maintenance activities can impact guests and taking measures to minimize disruptions.
  • Technology Skills: Familiarity with property management systems (PMS), Building Management Systems (BMS), and other hotel technologies.
  • Flexibility: Willingness to adapt to irregular hours, including nights, weekends, and on-call situations.

Responsibilities

  • Oversee routine maintenance and emergency repairs for hotel equipment, systems, and infrastructure (e.g., HVAC, plumbing, electrical, lighting, and elevators).
  • Perform or supervise preventive maintenance tasks to minimize downtime and extend the life of equipment.
  • Ensure all hotel facilities, including guest rooms, public areas, and back-of-house spaces, are in excellent condition.
  • Maintain compliance with brand standards for property upkeep and appearance.
  • Ensure compliance with health, safety, and environmental regulations, including fire safety and building codes.
  • Perform regular safety inspections and maintain records of certifications and inspections.
  • Monitor and manage energy consumption to improve efficiency and reduce costs.
  • Implement energy-saving initiatives and sustainable practices.
  • Manage the department's budget for maintenance, repairs, and supplies.
  • Source and negotiate with vendors for equipment, parts, and service contracts.
  • Respond to and resolve emergencies such as power outages, plumbing failures, or HVAC issues to minimize guest impact.
  • Develop and implement contingency plans for major breakdowns or disasters.
  • Work closely with housekeeping, front desk, and food & beverage teams to address maintenance needs promptly and support guest satisfaction.
  • Coordinate with external contractors for specialized repairs or large-scale projects.
  • Maintain detailed records of maintenance schedules, repairs, and expenses.
  • Report regularly to the General Manager or ownership on maintenance activities, issues, and improvements.
