About The Position

ELIFIN is seeking a Hospitality Specialist to manage the hotel sector in South Louisiana. This is a senior role requiring significant experience in the hotel asset class, including the ability to analyze STR reports, estimate property improvement plans (PIPs), and understand the financial implications for buyers and lenders. The specialist will be responsible for investment sales, owner representation for single hotels and portfolios, and buyer representation within their defined territory.

Requirements

• Direct, verifiable experience in the hotel industry (brokered hotel sales, worked for a brand in development/franchise sales/feasibility/owner relations, worked for a management company or ownership group in general management/operations/revenue management/asset management, developed/owned/operated hotels, appraised/underwrote/financed hotels on lender or investor side, managed a hotel portfolio for an investor or family office)
• Fluency in the operating side of hotels (experience with PMS and revenue management systems, or ability to underwrite USALI statements and understand financial implications of renovations and deferred capex)
• Proactive approach to business development; ability to build a pipeline as there is no inherited book of business
• Strong character and ability to be the most knowledgeable person in the room regarding the product
• Coachability on ELIFIN's system
• Residency in Louisiana with intent to stay
• Active Louisiana real estate license, or ability to obtain one before starting

Responsibilities

• Generate and service hotel sale assignments across South Louisiana
• Underwrite and value hotels, considering RevPAR, ADR, occupancy, segmentation mix, P&Ls, franchise fees, FF&E reserves, PIP exposure, and third-party management economics
• Normalize owner-operator financials to institutional standards, including market management fee, payroll, funded FF&E reserve, and market-rate insurance
• Run market and feasibility analysis, including comp set construction, penetration indices, demand segmentation, and pipeline analysis
• Advise owners on flag decisions (renewals, conversions, independence) and their impact on value
• Represent buyers on acquisitions, including SBA-financed purchases, 1031 exchange timelines, and portfolio roll-ups
• Prospect owners directly and consistently, utilizing the company database and personal relationships
• Build ELIFIN's reputation as the recognized authority on South Louisiana hospitality through research, market reports, and conference presence
