About The Position

Colony Bay Club, located in Bonita Springs, FL, is pleased to announce an excellent career opportunity for a Full-Time Home Watch! We are seeking a driven individual who is eager to learn, contribute, and grow within a fast-paced hospitality-focused property organization. As part of Troon, you will contribute to a global leader in golf and community management. GENERAL PURPOSE Provides daily monitoring, repair, and maintenance services for a private residential property, including all building systems, interior and exterior areas, and grounds. Serves as the on-site point of contact for the property owner while the owner resides elsewhere, ensuring the home remains in safe, functional condition. Coordinates with outside contractors and service providers as directed and communicates findings and status updates to the property owner on a regular basis.

Requirements

  • High school diploma or equivalent preferred; or up to six months of related residential maintenance, caretaking, or facilities experience; or an equivalent combination of education and experience.
  • Basic familiarity with home systems (HVAC, plumbing, electrical) strongly preferred.
  • Working knowledge of basic home systems including HVAC, plumbing, and electrical; ability to perform minor repairs or identify when professional service is required.
  • Strong observation skills with the ability to detect and document changes in property condition, system performance, or pest activity.
  • Ability to communicate clearly — verbally and in writing — with the property owner and with outside contractors and vendors.
  • Ability to read and speak English as required to communicate with the property owner, contractors, and service providers, and to read equipment manuals, service agreements, and delivery instructions.
  • Ability to work independently with minimal on-site supervision while maintaining accountability and transparency with the property owner.
  • Reliable, punctual, and able to be present for scheduled contractor visits or respond to urgent property issues as needed.
  • A valid driver's license may be required depending on property location and errands needed.

  • Basic computer or smartphone proficiency to send reports, photos, and updates to the property owner preferred.

Responsibilities

  • Conducts daily or scheduled walk-throughs of all interior and exterior areas to identify maintenance issues, safety concerns, or system irregularities.
  • Monitors HVAC systems for proper operation; identifies and reports dripping, leaks, unusual sounds, or performance issues related to air conditioning, heating, and ductwork.
  • Inspects plumbing fixtures including toilets, faucets, and water lines for leaks, running water, or signs of moisture damage; reports and arranges repairs as needed.
  • Monitors indoor humidity levels and takes corrective actions (e.g., adjusting HVAC settings, reporting to owner) to prevent mold, mildew, or structural damage.
  • Observes and documents the effectiveness of ongoing pest control programs; reports signs of infestation or treatment failure to the property owner and pest control provider.
  • Prepares clear, timely written or verbal reports of all findings and communicates them to the property owner on an agreed-upon schedule or as urgent issues arise.
  • Performs general repairs and maintenance for all areas of the residence including but not limited to: electrical, mechanical, plumbing, and structural aspects of the building and grounds.
  • Maintains cleanliness and appearance of exterior areas including but not limited to: emptying trash receptacles, sweeping walkways, picking up litter, and arranging outdoor furniture.
  • Maintains cleanliness and appearance of interior areas including but not limited to: emptying trash, sweeping, vacuuming, dusting, and arranging furniture as directed.
  • Identifies and reports to the property owner when maintenance supplies, consumables, or replacement parts are needed.
  • Serves as the on-site point of contact for all approved contractors, repair technicians, appliance service providers, and delivery personnel.
  • Schedules, confirms, and supervises contractor appointments for repairs, appliance servicing, and system inspections on behalf of the property owner.
  • Coordinates and is present for furniture deliveries, equipment installations, and other scheduled arrivals; ensures items are received, inspected, and placed correctly.
  • Verifies that work performed by contractors meets quality standards; communicates any concerns to the property owner.
  • Maintains regular and reliable attendance and is accessible during agreed-upon hours, including for urgent or emergency situations.
  • Performs other duties as assigned by the property owner.
