About The Position

Gulf Coast Home Services provides homeowners with a reliable, professional solution for residential repairs, maintenance, improvements, renovations, and specialty trade services. Our model combines an internal team of skilled maintenance technicians with a network of trusted subcontractors, specialty trades, and vendors. This allows us to provide homeowners with a single point of contact for projects ranging from routine repairs and handyman services to larger home improvement and renovation projects. Our goal is simple: make maintaining and improving a home easier, more reliable, and more professional. The Home Services Project Manager is responsible for the day-to-day management, financial performance, coordination, and growth of Gulf Coast Home Services. This is a hands-on operational leadership role for someone who can take a customer request and drive it through estimating, approval, scheduling, execution, quality control, billing, and completion. The Project Manager serves as the central point of accountability for the operation. While certain functions, including the daily scheduling of company technicians and vehicles, may be handled by other members of the operations team, the Project Manager maintains overall visibility and ensures that customers, technicians, subcontractors, materials, schedules, and financial expectations remain aligned. This position is accountable not only for completing projects successfully, but also for ensuring that Gulf Coast Home Services operates as a profitable and growing business unit. The Project Manager will have visibility into revenue, job costs, gross margins, work in progress, outstanding estimates, and other key financial and operational indicators. This position requires more than coordinating work. The Project Manager is expected to take ownership, solve problems, maintain momentum, protect profitability, drive growth, and deliver an excellent customer experience. The ideal candidate is highly organized, bilingual in English and Spanish, knowledgeable about residential maintenance and construction, comfortable working with both homeowners and tradespeople, financially aware, and capable of managing multiple projects at different stages simultaneously.

Requirements

  • Fluent in English and Spanish.
  • Strong working knowledge of residential maintenance, repairs, remodeling, construction, or home services.
  • Previous experience in project management, construction management, maintenance management, property management, or a related field.
  • Strong understanding of how residential repair and improvement projects are scoped, estimated, scheduled, managed, and completed.
  • Experience working with subcontractors, vendors, suppliers, and skilled trades.
  • Exceptional organizational skills with the ability to manage numerous active projects simultaneously.
  • Strong written and verbal communication skills.
  • Comfortable communicating with homeowners, technicians, contractors, vendors, and company leadership.
  • Ability to understand labor requirements, material costs, vendor pricing, estimates, margins, and project profitability.
  • Strong problem-solving skills and the confidence to make decisions independently.
  • Comfortable using work-order software, scheduling systems, spreadsheets, email, and mobile technology.
  • Valid driver's license and ability to travel locally to customer properties and jobsites as required.

Responsibilities

  • Manage residential maintenance, repair, renovation, and improvement projects from initial customer request through final completion.
  • Evaluate incoming service requests and determine the appropriate course of action, including internal technicians, subcontractors, inspections, estimates, materials, permits, and specialty trades.
  • Develop clear scopes of work and ensure technicians, subcontractors, vendors, and customers understand project expectations.
  • Coordinate multiple trades and phases of work for larger or more complex projects.
  • Establish realistic project timelines and monitor progress against customer commitments.
  • Maintain visibility into all active projects, estimates, approvals, material orders, subcontractor assignments, follow-up work, and outstanding items.
  • Identify delays, scheduling conflicts, scope changes, cost concerns, and other obstacles before they become larger problems.
  • Conduct jobsite visits as necessary to assess work, develop scopes, review progress, resolve issues, and confirm completion.
  • Ensure completed work meets the approved scope and Gulf Coast Home Services standards before a project is closed.
  • Take ownership of the financial performance of Gulf Coast Home Services within established company budgets and objectives.
  • Monitor revenue, direct labor, subcontractor expenses, material costs, gross margin, and overall project profitability.
  • Understand the financial performance of individual jobs as well as the division as a whole.
  • Establish project pricing that reflects labor, materials, subcontractor costs, overhead requirements, market conditions, and company margin expectations.
  • Review job costing throughout the project lifecycle and identify potential margin erosion before it becomes significant.
  • Ensure additional work and changes in scope are documented, approved, and appropriately priced before work proceeds.
  • Review completed jobs to compare estimated versus actual costs and identify opportunities to improve future estimating.
  • Monitor outstanding estimates, work in progress, completed but unbilled work, accounts receivable concerns, and other items affecting cash flow and profitability.
  • Work with company leadership to establish annual revenue, gross margin, and profitability targets.
  • Participate in budgeting, forecasting, pricing decisions, staffing plans, capital requirements, and other financial decisions affecting the division.
  • Provide leadership with regular reporting and commentary regarding financial performance, variances, challenges, and opportunities.
  • Recommend corrective action when revenue, margins, labor utilization, or other financial indicators fall below expectations.
  • Develop and review estimates and proposals for maintenance, repair, renovation, and improvement projects.
  • Evaluate subcontractor pricing, internal labor requirements, materials, equipment, permits, and other project costs.
  • Apply appropriate markups and margin expectations to proposed work.
  • Ensure estimates accurately reflect the anticipated scope and cost of the project.
  • Ensure approved scopes and customer authorization are properly documented before work begins.
  • Monitor actual project costs against estimates.
  • Manage change orders and additional work to ensure changes are documented, approved, and billed appropriately.
  • Review completed projects for accurate billing and supporting documentation.
  • Use completed project data to continually improve estimating accuracy and profitability.
  • Develop and maintain a dependable network of qualified subcontractors, specialty trades, suppliers, and service vendors.
  • Coordinate plumbers, electricians, HVAC contractors, roofers, painters, landscapers, appliance technicians, flooring contractors, remodelers, and other specialty providers.
  • Obtain, review, and compare vendor estimates and proposals.
  • Negotiate pricing, timelines, and service expectations when appropriate.
  • Hold vendors accountable for responsiveness, workmanship, professionalism, scheduling, and customer service.
  • Maintain required vendor documentation, including licenses, insurance, W-9s, and other compliance requirements.
  • Continually identify and onboard additional qualified vendors to improve capacity, pricing, geographic coverage, and service offerings.
  • Build strong vendor relationships while protecting the financial interests and service standards of Gulf Coast Home Services.
  • Serve as the primary point of contact for customers on larger or more complex projects.
  • Clearly communicate scopes of work, estimates, schedules, project updates, delays, changes, and completion information.
  • Set realistic expectations and ensure customers understand what work is being performed, why it is recommended, and what it will cost.
  • Obtain customer approval for estimates, additional work, and changes in project scope before proceeding.
  • Respond promptly to customer questions and concerns and take ownership of coordinating an appropriate resolution.
  • Ensure customers receive consistent communication throughout the service process.
  • Build relationships that encourage repeat business, referrals, and long-term customer loyalty.
  • Maintain overall visibility into the daily operations of Gulf Coast Home Services.
  • Work closely with the team member responsible for scheduling company technicians and vehicles.
  • Ensure internal technicians, subcontractors, materials, customer commitments, and project timelines remain aligned.
  • Maintain an organized and reliable system for tracking every active project and its current status.
  • Ensure work orders contain appropriate notes, photographs, estimates, customer approvals, vendor documentation, invoices, and completion records.
  • Establish and continually improve operational procedures, workflows, and service standards.
  • Identify bottlenecks and implement solutions that improve productivity, response times, customer communication, scheduling, technician utilization, and profitability.
  • Establish clear expectations and accountability for employees and subcontractors.
  • Ensure operational decisions support both customer service and financial objectives.
  • Provide company leadership with clear visibility into operational performance, financial results, challenges, staffing requirements, and opportunities.
  • Help establish Gulf Coast Home Services as a trusted residential home services provider throughout our local market.
  • Take an active role in achieving the division's revenue and growth objectives.
  • Identify opportunities to expand services based on customer demand, market opportunities, and operational capabilities.
  • Develop relationships with homeowners, property managers, real estate professionals, community associations, suppliers, contractors, and other potential referral partners.
  • Identify opportunities for recurring maintenance programs, preventative maintenance services, and long-term customer relationships.
  • Identify opportunities to cross-sell appropriate services to existing customers.
  • Work with leadership, sales, and marketing to increase awareness and generate new business.
  • Provide ongoing feedback regarding customer demand, pricing, competition, staffing needs, vendor capacity, and potential new service offerings.
  • Participate in the development and execution of the long-term growth strategy for Gulf Coast Home Services.
