About The Position

Goodwyn Mills Cawood (GMC) is seeking an experienced Healthcare Construction Administrator to support projects throughout the Southeast, with a primary focus on the Birmingham and Nashville Healthcare Teams. This position connects early facility assessment, design-phase constructability review, and construction-phase contract administration. The Healthcare Construction Administrator will work closely with project architects, planners, designers, engineers, contractors, consultants, and healthcare clients to support the development of coordinated constructible documents and the successful execution of projects during construction.

Requirements

  • Ten or more years of relevant experience in architecture, healthcare construction, construction management, or a related field.
  • Demonstrated experience with construction documents and construction contract administration.
  • Ability to read and interpret architectural and engineering drawings, specifications, submittals, and contractor documentation.
  • Experience conducting field observations and documenting construction progress and quality.
  • Strong organizational, written-communication, and time-management skills.
  • Ability to prioritize multiple active projects and respond effectively to time-sensitive issues.
  • Proficiency with Microsoft Office, Excel, and PDF review/documentation software.
  • Ability and willingness to travel regularly to project sites throughout the Southeast.

Nice To Haves

  • Experience with occupied healthcare renovations, additions, and complex phased construction.
  • Familiarity with healthcare building systems, infection-control practices, interim life-safety considerations, shutdown coordination, and regulatory inspections.
  • Experience with Bluebeam, Newforma, Procore, Autodesk Construction Cloud, or comparable project-management platforms.
  • Familiarity with AIA contract documents and standard construction-administration procedures.
  • Architecture or construction-related professional credentials such as RA, CDT, CCCA, CCM, or equivalent experience.

Responsibilities

  • Participate in existing-facility assessments, field investigations, and documentation during predesign and early planning.
  • Document existing architectural conditions and assist in coordinating the investigation of structural, mechanical, electrical, plumbing, fire-protection, and other building systems.
  • Identify potential constructability concerns, concealed-condition risks, access limitations, utility conflicts, and operational constraints.
  • Assist project teams in evaluating renovation phasing, temporary conditions, shutdown requirements, infection-control considerations, and continuity of healthcare operations.
  • Organize field observations, photographs, annotated drawings, and assessment findings into clear records for use by the design team.
  • Contribute construction knowledge and lessons learned to early project discussions, programming validation, budgeting, and implementation planning.
  • Participate in SD, DD, and CD quality reviews, with emphasis on constructability, coordination, sequencing, completeness, and consistency with existing conditions.
  • Review details and specifications for alignment with project requirements, anticipated field conditions, and practical construction methods.
  • Assist with interdisciplinary drawing coordination and identification of potential gaps, conflicts, and execution risks.
  • Provide input regarding construction cost, phasing, value, bid packaging, and document clarity.
  • Help maintain healthcare-specific QA/QC checklists, standards, details, and lessons-learned resources.
  • Identify and promptly communicate potential risk-management concerns to the Project Architect and project leadership.
  • Visit project sites at intervals appropriate to the stage of construction and document observed progress and general conformance with the contract documents.
  • Prepare clear, timely field reports, photographic documentation, and follow-up records.
  • Review contractor applications for payment and provide recommendations to the Project Architect based on observed progress, stored materials, and supporting documentation.
  • Coordinate the review and processing of submittals, requests for information (RFIs), proposal requests, change proposals, change orders, and other construction-phase documentation.
  • Assist the Project Architect in evaluating questions regarding the intent and requirements of the contract documents.
  • Monitor outstanding construction-administration items and help maintain timely communication among the owner, contractor, consultants, and design team.
  • Participate in preconstruction meetings, owner-architect-contractor meetings, coordination meetings, and other project discussions.
  • Assist with punch-list development, substantial-completion activities, final inspections, closeout documentation, record documents, warranties, and owner training requirements.
  • Support the preparation and coordination of bidding and procurement documents as needed.
  • Maintain organized, accurate, and traceable project records throughout construction.
  • Build productive working relationships with healthcare clients, contractors, consultants, regulatory agencies, and internal teams.
  • Work effectively across GMC office locations and disciplines to fully utilize firm resources.
  • Represent GMC with professionalism, integrity, responsiveness, and sound judgment.
  • Communicate complex construction issues clearly in written, graphic, and verbal formats.
  • Prepare concise field reports, meeting records, correspondence, and recommendations.
  • Distinguish observations from assumptions and appropriately document unresolved conditions or decisions.
  • Apply consistent processes while adapting to project-specific conditions.
  • Recognize issues that require escalation to the Project Architect or practice leadership.
  • Understand the boundaries between design-team responsibilities and the contractor's responsibility for means, methods, sequencing, and safety.
  • Contribute lessons learned to GMC Healthcare standards, details, checklists, and project-delivery processes.
  • Participate in professional development and healthcare construction training.
  • Provide input to improve project delivery processes and standards.
  • Mentor project staff in construction documentation and field-observation practices as appropriate.
