About The Position

Maintain all outdoor areas in a safe, attractive condition. This position requires performing any reasonable task or request that is consistent with fulfilling company objectives, emphasizing a team approach. The role involves maintaining plant material, removing litter and debris, performing trash-out duties at vacated apartments, and ensuring the property is detailed and well-kept. The Groundskeeper will also be responsible for exterior lighting, pool maintenance, window and screen repairs, and general property maintenance as requested. Additionally, the role includes cleaning common areas, snow removal, and assisting with resident communications and make-ready duties. A key aspect of the role is maintaining awareness of safety precautions, utility cut-offs, and adhering to all federal, state, and local laws, as well as company policies and procedures. Requirements

  • Must have a working knowledge of building maintenance.

  • Knowledgeable and skilled in the safe use and maintenance of hand tools (various wrenches, grips, sledge hammer, hammer, snips, post hole diggers, saws, etc.).

Responsibilities

  • Maintain all exterior plant material including grass, trees, shrubs, plantings, and flowers.
  • Remove weeds from shrubbery beds and dead plant material.
  • Physically walk the property frequently to remove litter, debris, and pet droppings from the grounds, with particular attention to pool areas, laundry rooms, mail rooms, dumpster areas, recreation areas, and walkways.
  • Perform 'trash-out' duties at vacated apartments daily, removing abandoned furniture and trash.
  • Notify management of any diseased, dying, or dead landscape plantings.
  • Be aware of chemical or fertilizing postings and signs.
  • Transfer trash and other items left outside of dumpsters into dumpsters and sweep the area.
  • Keep dumpster doors closed on windy days.
  • Detail the property on a regular basis, including raking shrubs, shoveling mud, and using a blower to keep sidewalks and walking areas clear of loose grass and brush.
  • Check and replace exterior lighting on a regular basis.
  • Clean and maintain the pool as directed.
  • Repair and replace windows, screens, sliding glass doors, etc.
  • Perform routine maintenance on the property as requested.
  • Clean and sweep dumpster areas and all outdoor recreational areas.
  • Shovel snow, plow, and salt or use ice melt as needed.
  • Clean laundry room areas, if applicable.
  • Maintain awareness of proper safety precautions at all times.
  • Be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
  • Wear a support belt at all times during working hours and use safety equipment (goggles, masks, gloves, etc.) as tasks dictate.
  • Pressure wash sidewalks, driveways, and garages as needed.
  • Assist with 'make-ready' duties when requested.
  • Distribute resident communications, such as upcoming events, pest control notices, and newsletters.
  • Perform work area clean-up and safety-related duties.
  • Maintain awareness of company goals relative to resident satisfaction and retention and contribute to meeting them.
  • Know and adhere to all federal, state, and local laws, as well as all policies and procedures issued by Freeman Webb Company, Realtors.
