About The Position

The main responsibilities of the Groundskeeper involve the maintenance of the property in order to improve and maintain its attractive exterior. The Groundskeeper will also help the rest of the staff, as indicated, in its efforts to manage the property in an efficient manner. The ideal candidate should have a positive attitude towards change with a great ability to adapt in a fast-paced environment, and be an energetic self-starter who can function effectively with minimal supervision. This is an hourly position with benefits and paid time-off.

Responsibilities

  • Carry out all business in accordance with company policies and procedures, State and federal laws (e.g., OSHA, ADA, fair housing).
  • Check and replace exterior lighting on a regular basis.
  • Perform cleaning and maintenance of the pool if certified.
  • Keep appropriate safety precautions at all times.
  • Constantly observe the condition of the property's apartments and community, immediately warning and taking action to correct unsafe conditions.
  • Be aware of all service dates (water, electricity, etc.), meter readings, expiration dates of elements and apartments, and sewer cleaning.
  • Ensure storage areas remain closed when not in use.
  • Physically walk the property frequently and eliminate waste, debris, cigarette butts, and pet feces from the enclosure, ensuring areas like the Office Administration, Pool area, Laundry room, Mailroom, display units/models, Stairs and roofs, trash bins, Recreation areas, areas adjacent to the road, corridors, outdoor lighting fixtures, parking lots, and driveways remain clean.
  • Collect garbage daily from vacated apartments, removing all furniture, trash, and abandoned boxes, and transferring them to a container or storage area.
  • Transfer trash and other items left out of the dumpster into the dumpster, picking up and sweeping the area, and keeping container doors/compactor closed on windy days.
  • Detail the property regularly, including cleaning and raking shrub areas, shoveling mud when necessary, using a blower to maintain sidewalks and walking areas free of loose grass, and sweeping them.
  • Repair and replace windows, lamps, sliding glass doors, etc.
  • Perform routine maintenance on the property as requested by the director and/or technical maintenance Manager.
  • Help with physical tasks such as knocking down fences, digging holes for posts, and transporting abandoned furniture.
  • Help with "setting" duties (preparation last time) when asked by the head or technical maintenance Manager.
  • Help to clean and maintain storage and shop areas.
  • Carry out paint work inside and outside when prompted, including carrying buckets of paint from a storage area to the job site.
  • Respond to service and routine requests from the head and/or technical maintenance Manager, following procedures.
  • Change locks, reschedule, and send to make keys as needed.
  • Distribute communications to residents (e.g., upcoming events, pest control listings, newsletters).
  • Clean the work area and perform security-related tasks.
  • Help keep the grounds clean and litter-free, raking, sweeping, or shoveling as circumstances require.
  • Carry out other complementary functions assigned by the head or technical maintenance Manager.
