About The Position

Dominium is seeking a Part-Time Groundskeeper to join their team at Landings of Lexington, a 180-unit apartment community in Lexington, MN. The Groundskeeper is responsible for maintaining the cleanliness, safety, and appearance of the property. This includes daily trash removal, cleaning around dumpsters, landscaping tasks, and snow/ice removal. They will also maintain common areas by emptying trash, cleaning fixtures, carpets, and laundry rooms, and replenishing supplies. The role requires using a digital device to manage work orders, inspections, and documentation, ensuring a safe work environment, reporting hazards, and complying with Fair Housing laws. Professional conduct, attendance at meetings, and assisting staff are also expected.

Requirements

  • Ability to communicate in English orally and understand written and oral instructions.
  • Ability to apply common sense understanding to carry out detailed written or oral instructions.
  • Ability to deal with problems involving a few concrete variables in standardized situations.
  • May require a valid driver’s license, ability to drive a motor vehicle, mini-truck, under-speed vehicles (USV) and utility vehicles (UTV) and auto insurance depending on the property.

Responsibilities

  • Walk the property daily to remove trash from grounds (front and rear of buildings), breezeways, parking lots, playground, drain basin edges, and behind fence lines.
  • Clean around all dumpsters.
  • Rake/mulch around trees and landscaped areas.
  • Weed around trees and flowerbeds.
  • Water grounds as needed.
  • Perform snow removal: shovel steps, sidewalks, and walkways, apply ice melt when slippery, remain on duty until all snow is cleared per policy, and report snow/ice removal activities to the Community Manager.
  • Empty all trash containers daily.
  • Clean/polish lighting fixtures, surfaces, and trim in common areas.
  • Clean rugs, carpets, furniture, draperies/blinds.
  • Replenish bathroom supplies in office and common areas.
  • Clean laundry rooms daily (if applicable): empty trashcans, wipe down machines, sweep floors daily; mop floors twice weekly.
  • Deliver community fliers as directed.
  • Use digital maintenance device to review, update, and manage work orders daily.
  • Document all tasks as work orders.
  • Complete monthly inspections and turn maintenance digitally while maintaining proper care of the device.
  • Maintain a safe work environment and report safety concerns immediately.
  • Adhere to all Fair Housing laws and regulations.
  • Alert management to any non-compliance issues regarding property or residents.
  • Maintain professional attitude and appearance in interactions with residents, vendors, and co-workers.
  • Pick up trash whenever seen.
  • Assist staff with other tasks and perform other duties as assigned by supervisor.
