About The Position

As a Groundskeeper, you will play a crucial role in maintaining the appearance and physical condition of the community, creating a safe, welcoming, and visually appealing environment for residents. This full-time, non-exempt position reports directly to the Property Manager. The role is based at Dixon House and Madison House, luxury apartment communities in Galloway, Ohio, which are pet-friendly and offer modern one and two-bedroom apartments with various amenities. Coastal Ridge is a vertically integrated multifamily real estate operator, investor, and developer, supported by over 800 real estate professionals, with values based on relationships and driven by honesty, integrity, and trust.

Requirements

  • High school diploma or equivalent.
  • Basic English communication skills to follow instructions and interact with residents and team members.
  • Basic computer skills for completing work orders or other property tasks.
  • Physical ability to frequently walk, stoop, kneel, crouch, and lift/move loads up to 50 lbs, as well as climb and work from ladders.
  • Must live within 30 miles of the property and have reliable transportation to participate in on-call duties.

Nice To Haves

  • Previous experience in groundskeeping, general maintenance, or housekeeping is preferred but not required.

Responsibilities

  • Keep all interior and exterior areas clean, safe, and presentable at all times, including buildings, common areas, amenities, and grounds. Tasks include picking up litter, sweeping, blowing, or pressure-washing breezeways, parking lots, and other shared spaces.
  • Care for plants, shrubs, and flowers by watering and ensuring their healthy appearance.
  • Assist with swimming pool cleaning and maintenance to ensure compliance with safety standards.
  • Support unit turnover processes, including trashing out vacant units and collaborating with vendors to maintain quality standards.
  • Provide friendly and professional service to current, future, and past residents, including delivering and posting newsletters and correspondence.
  • Inspect the property daily to identify and address hazardous conditions or liability concerns.
  • Use property resources, equipment, and supplies efficiently and safely.
  • Assist with light maintenance duties as needed.
  • Perform other responsibilities as assigned by management.
