About The Position

Maxus Properties is seeking a part time Groundskeeper for Pine Lake Apartments in Palm Coast, Florida. Hours are Monday through Friday, 8am to 2pm. Maxus Properties, established in 1987, manages a diverse portfolio of rental housing, encompassing both market-rate and affordable properties. We specialize in revitalizing underperforming assets. Our mission is to enhance property value through a combination of experienced personnel and advanced technology, with a strong focus on achieving high resident retention and occupancy rates. The Groundskeeper is responsible for maintaining the overall cleanliness, appearance, and curb appeal of the community. This role ensures that all common areas, amenities, and exterior spaces are clean, safe, and well-maintained. The Groundskeeper plays an important role in supporting the maintenance team and contributing to a positive resident experience through consistent attention to detail and pride in the community.

Requirements

  • Part time. M-F 8am to 2pm
  • Ability to perform physical tasks including walking, lifting, bending, and working outdoors in various weather conditions
  • Strong attention to detail and commitment to maintaining a clean environment
  • Ability to work independently and follow directions
  • A current valid drivers license is required
  • All qualified candidates will be subject to drug testing and a criminal background check.

Nice To Haves

  • Previous experience in groundskeeping, janitorial, or property maintenance
  • Experience in a multifamily environment
  • Basic knowledge of landscaping tools and equipment

Responsibilities

  • Maintain the cleanliness and appearance of all exterior areas, including walkways, parking lots, breezeways, and common spaces
  • Pick up trash and debris throughout the community on a daily basis
  • Assist with basic landscaping tasks such as watering, weeding, and maintaining flower beds
  • Ensure amenities and outdoor areas are clean, organized, and ready for resident use
  • Assist the maintenance team with trash-outs, unit turns, and preparation of vacant units
  • Support make-ready efforts by ensuring surrounding areas are clean and presentable
  • Report any maintenance concerns, safety hazards, or property damage promptly
  • Follow all company safety policies and procedures
  • Maintain awareness of potential hazards and report unsafe conditions immediately
  • Properly use and maintain tools, equipment, and supplies
  • Interact professionally with residents, vendors, and team members
  • Respond to direction from the Maintenance Supervisor in a timely manner
  • Contribute to a team-focused environment that prioritizes cleanliness, safety, and resident satisfaction
