About The Position

Dominium is seeking a Groundskeeper to join their team at The Portofino, a 248-unit apartment community in Pasadena, TX. The Groundskeeper is responsible for maintaining the cleanliness, safety, and appearance of the property. This role involves daily trash removal, cleaning around dumpsters, landscaping tasks, and snow/ice removal. Additionally, the Groundskeeper will maintain common areas by emptying trash, cleaning fixtures, carpets, and laundry rooms, and replenishing supplies. The position requires the use of a digital device for managing work orders, inspections, and documentation, ensuring a safe work environment, reporting hazards, and complying with Fair Housing laws. Professional conduct, attendance at meetings, and assisting staff as needed are also expected.

Requirements

  • Ability to communicate in English orally and understand written and oral instructions.
  • Ability to apply common sense understanding to carry out detailed written or oral instructions.
  • Ability to deal with problems involving a few concrete variables in standardized situations.
  • May require a valid driver’s license, ability to drive a motor vehicle, mini-truck, under-speed vehicles (USV) and utility vehicles (UTV) and auto insurance depending on the property.

Responsibilities

  • Daily trash removal from all exterior areas, including grounds, breezeways, parking lots, playground, and behind fence lines.
  • Cleaning around all dumpsters.
  • Landscaping tasks such as raking, mulching, weeding around trees and flowerbeds, and watering grounds as needed.
  • Performing snow and ice removal, including shoveling steps and sidewalks, applying ice melt, and remaining on duty until all snow is cleared per policy.
  • Emptying all trash containers in common areas daily.
  • Cleaning and polishing lighting fixtures, surfaces, and trim in common areas.
  • Cleaning rugs, carpets, furniture, draperies/blinds.
  • Replenishing bathroom supplies in the office and common areas.
  • Cleaning laundry rooms daily (if applicable), including emptying trashcans, wiping down machines, sweeping floors daily, and mopping floors twice weekly.
  • Delivering community fliers as directed.
  • Using a digital maintenance device to review, update, and manage work orders daily, documenting all tasks as work orders.
  • Completing monthly inspections and submitting maintenance digitally.
  • Maintaining a safe work environment and reporting safety concerns immediately.
  • Adhering to all Fair Housing laws and regulations.
  • Alerting management to any non-compliance issues regarding property or residents.
  • Maintaining professional attitude and appearance in interactions with residents, vendors, and co-workers.
  • Picking up trash whenever seen.
  • Assisting staff with other tasks and performing other duties as assigned by supervisor.
