About The Position

Sunset Stucco & Exteriors is a commercial subcontractor based in Salem, OR, specializing in waterproofing, sheet metal, EIFS, stucco, and siding systems. They build high-performance building envelopes for commercial, multi-family, and mixed-use projects and are currently in a growth phase. The owner is stepping back from day-to-day operations, and the company is seeking a proven construction operator to take the reins. This is a full-authority General Manager position where the individual will run the company, owning all operations, production, and business development. The role involves leading the PM team, holding field crews and subs accountable, protecting margins, growing the backlog, and reporting directly to ownership. The ultimate goal is to build a business that operates on systems and structure rather than relying on a single individual.

Requirements

  • 5+ years of construction operations and leadership experience with real authority
  • Experience managing multiple projects simultaneously
  • Proven ability to hold PMs accountable
  • Demonstrated experience in developing relationships that close contracts
  • Understanding of WIP reports and construction plans
  • Ability to remain steady under pressure and be direct without being destructive
  • Experience building accountability in a team accustomed to bypassing structure
  • Ability to take a good company and make it scalable
  • 5+ years construction ops, project management, or GM-level leadership
  • Demonstrated contract-closing and GC/developer relationship track record
  • Strong job costing, WIP, and margin protection experience
  • Ability to read construction plans and specs
  • Bluebeam Revu, Procore (or similar), and Excel proficiency
  • Clean driving record (company vehicle provided)

Nice To Haves

  • Commercial subcontractor background, especially exterior systems (EIFS, stucco, siding, waterproofing, sheet metal)
  • Experience managing $3M–$10M+ in project volume
  • History of building SOPs or scaling operations
  • Degree in Construction Management, Engineering, or related field

Responsibilities

  • Drive revenue growth and contract closing with GCs and developers
  • Ensure project execution is on time, on budget, and within margin
  • Maintain PM and field crew accountability at every level
  • Ensure WIP accuracy, job costing, and margin protection
  • Develop SOPs and operational infrastructure
  • Provide KPI reporting to ownership (revenue, margins, backlog, project status)
