It is the responsibility of the Maintenance Technician I to perform project maintenance and repairs including installation work on mechanical, electrical, plumbing equipment, building systems, flooring, painting, and carpentry. All duties are to be performed in accordance with federal, state, local laws, regulations, and ordinances, as well as department and Company policies, practices, and procedures. Assists with repairs of mechanical equipment including heating, ventilation, air conditioning equipment, fan coils, chiller and boiler preventive maintenance, pumps, water softener systems, cooling towers, energy management systems, and electrical, including wiring motors and motor controls. Assists with Installs, operates, maintains, and repairs all building automation systems (BAS) and equipment. Install, connects, and tests sanity plumbing fixtures including: Sinks, toilets, cleanout, copper, pipping, etc. Checks electrical circuits, refrigeration controls and contacts. Works with power ranging from low to medium voltages. Handles regular preventative maintenance of all HVAC and refrigeration equipment. Maintains inventory of supplies under guidance of Facilities Manager. Familiar with and operates Energy Management System. Responsible for preventative and regular maintenance of equipment and infrastructure. Performs daily routine maintenance. Works under guidance of preventative maintenance and work order program. Perform preventive maintenance work orders according to schedule and plan. Complete and submit paperwork in a timely manner, so that the work order system can be properly updated. Operates scissor and boom lifts and climbs ladders to access elevated areas such as ceilings and catwalks. Operates and maintains appropriate tools and equipment daily for troubleshooting on site. Familiar with the repair of electrical equipment. Work with wood, metal in building facility structures (walls, closets, offices) and installing cabinets. Assists with construction and finishing work. Repair furniture, doors, slot machine stands, and gambling tables. Fabricates office partitions, doors, cornices, counters, panel walls and ceilings. Replaces burned out light bulbs, checks electrical circuits, repair dimmers, refrigeration controls and contacts. Responsible for all preparation necessary to ensure proper application of paints, varnishes, sealers and rust-proofing. Conducts regular inspections of life safety systems, including fire extinguishers. Maintains office, shops and mechanical areas within company standards. Installs and/or repairs carpet and vinyl flooring as directed. Resurfacing on minor reconstruction of wood furniture. Perform all types of carpet repairs and small to mid-size carpet installations. Knowledge of the occupational hazards and safety precautions of the trades involved. Assure each day’s activities and problems that occur are communicated to the other shifts using approved communication programs and standards. Will participate in inclement weather emergencies. Works closely with Maintenance II team members in developing their skills. Submit requests for parts, equipment, tools and supplies in a timely manner. Take inventory as assigned. Uses computer for tracking of maintenance activities, email communication, Outlook calendar, internet search and purchasing, and various systems; e.g. training, etc. Follow company safety policies and procedures, completing work in a safe manner, caring about safety of self and others, responding appropriately in an emergency, and reporting unsafe conditions. Learn and understand company’s policies, procedures, and regulations related to operations, guest relations, human resources, safety, security and loss prevention Minor installations & repairs to building automation systems (BAS) components. Must be knowledgeable in seam repair, patch repair, rest retching, glue down, tack strip, measurement and estimating of carpet and padding yardage, and installation of padding, edging, banding, and base cove. Maintains a constant awareness of safety and accident prevention, including safely operating lifts. Drives and operates company vehicles. Responds to and resolves guest complaints in a timely manner and creatively solves problems with the ability to anticipate, recognize, evaluate, and resolve potential difficulties.
