About The Position

WinnCompanies is searching for an adaptable and dependable General Maintenance Technician - HVAC Specialist II to join our military housing team which is located in Holloman Air Force Base, NM. In this role, you will perform maintenance functions in the community, including rental units, office buildings, residential areas, grounds, and parking lots. You will maintain and repair our building structures and associated mechanical, electrical, plumbing, sanitary systems, HVAC systems and equipment. Please note that this position is located at a federal facility. In accordance with the REAL ID Act, effective May 7, 2025, a REAL ID compliant driver’s license/ID is required in order to access the federal facility. Please note that the pay range for this position is $26.00 - $30.00 per hour, depending on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM. This role requires availability for on-call activity during off-hours for urgent needs.

Requirements

High school diploma or GED equivalent.
3-5 years of HVAC experience.
A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
Current HVAC license.
Proficiency at carpentry, electrical, plumbing, flooring, or appliances.
Ability to provide basic tools and equipment necessary to perform daily duties.
Basic familiarity with computers and web-based applications.
Excellent customer service skills.
Ability to read and write in English, in order to understand basic instructions and take direction from supervisors.
Ability to plan, organize, and prioritize work.
Ability to use a mobile device including applications, email and internet.

Responsibilities

Identify, diagnose, repair, and complete advanced troubleshooting to repair HVAC systems and parts.
Diagnose HVAC issues, such as no heat or no air, as well as air flow, temperature variations, and zones.
Rebuild duct work.
Understand pressures and system capabilities, including freon.
Replace commonly-used parts in HVAC systems.
Complete replacement of full HVAC systems.
Respond to service calls to complete Service/COM work and property management requirements.
Complete repairs as directed by immediate supervisor or other organization management representatives.
Transport, install, and connect stoves, refrigerators, dishwashers, and other electrical and gas appliances.
Transport equipment, furnishings and appliances to job sites.
Load and unload trucks.
Respond to and complete on-call after hours emergency and urgent repairs.
Operate power tools and power equipment.
Update work order status, including time, materials, and notes on mobile devices provided accurately and timely.
Keep supervisor well-informed of activities, results, and potential problems, while recommending corrective actions to supervisor.
Work cooperatively and conduct oneself professionally when in contact with customers, staff, contractors, monitors, and the public.
Repair and fabricate window and door screens and frames.
Dig, fill and tamp earth excavations; level grounds using pick, shovel, tamper and rake; shovel concrete; clean culverts and ditches; cut tree and brush; operate power tools and lawn mowers.
Remove floor tile, sheet vinyl, ceramic floor tile and plywood. Remove damaged drywall.
Operate power blowers or use brooms to clean rooftops, sidewalks and driveways of leaves and debris.
Ensure work-site clean up.
Maintain vehicle and vehicle inventory as prescribed.
