About The Position

The Floating Make-Ready Technician is responsible for ensuring that vacant units are move-in ready by performing repairs, cleaning tasks, and addressing minor maintenance issues. This role requires flexibility and adaptability as it involves traveling between multiple properties throughout the Houston, TX region to assist with make-ready tasks. To support travel, a monthly auto allowance is provided. The Make-Ready Technician will work closely with property managers and other team members to ensure timely unit turnovers and proper maintenance. With regular local travel supported by an auto allowance, a valid driver's license, reliable transportation and a proven track record in multifamily or residential maintenance are required; bilingual skills (English/Spanish) are a plus.

Requirements

  • High school diploma or equivalent.
  • Valid driver's license is required.
  • Minimum of 2 years of experience in multi-family or residential property maintenance.
  • Experience with make-ready tasks and minor repairs.
  • Experience in carpentry.
  • Strong problem-solving skills.
  • Ability to work independently and as part of a team.
  • Excellent communication and interpersonal skills.
  • Proficiency in using maintenance tools and equipment.
  • Ability to manage time effectively and prioritize tasks.

Nice To Haves

  • Certification in HVAC, plumbing, or electrical maintenance is a plus.
  • Bilingual skills (English/Spanish) are a plus.

Responsibilities

  • Perform repairs and cleaning tasks on vacant units to ensure they are move-in ready.
  • Ensure all make-ready work is completed in a timely manner according to company standards.
  • Follow all safety procedures and comply with company policies.
  • Report all property damage or safety concerns.
  • Address minor plumbing, electrical, and HVAC repairs.
  • Troubleshoot and repair/replace appliances.
  • Respond to urgent repair requests promptly.
  • Complete and document work orders accurately and timely.
  • Maintain and order necessary tools and materials.
  • Conduct final inspections to ensure units meet company and safety standards.
  • Travel between properties to assist with make-ready tasks.
  • Work closely with property managers and team members for timely unit turnovers and maintenance.
