Ackermann Group is seeking a full-time Floating Maintenance Supervisor to join their growing team in the greater Columbus, Ohio area. The Floating Maintenance Supervisor must possess adequate trade-related proficiency and communication skills to deliver excellent customer service as well as strong tactical and technical ability to effectively maintain the campus and all mechanical, and structural needs of the 10 properties located in their Columbus portfolio. This role requires familiarity with a maintenance budget and sufficient financial and organizational acumen to effectively manage contractor services and parts inventory. The role involves physical, supervisory, and administrative activities related to interior and exterior building and grounds maintenance, ensuring unit make-ready schedule meets expectations, and vacant market readiness. The supervisor will manage maintenance-related supplies, inventory, and budget, handle snow removal, and respond to periodic after-hours emergency maintenance requests. They will ensure timely completion of all service requests and that all community amenities are always market ready. The role requires leveraging Ackerman technology and software to document, manage, and report on maintenance-related activities and budget, negotiating rates, and maintaining positive relationships with local service providers and vendors. Responsibilities also include participating in the hiring process, coordinating the execution of the property’s preventive maintenance plan, performing specialist-level troubleshooting and repairs across various maintenance trades (Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting), directing routine meetings with team members, taking responsibility for other work-related tasks as assigned by the Community Manager, and participating in the planning and execution of capital improvement projects.
