About The Position
UDR, Inc. and its affiliated companies are seeking a Floating Maintenance Manager to join our team! In this role, you will support three of our exclusive apartment communities across the North Shore and Metro North regions: 14 North (Peabody, MA), Inwood West (Woburn, MA), and Bradlee Danvers (Danvers, MA). This is a dynamic position perfect for a skilled leader who enjoys variety, hands-on problem solving, and traveling between close-knit properties to maintain high community standards.
Requirements
- Minimum of 3–5 years in residential property maintenance.
- At least 1–2 years in a supervisory or manager role.
- Strong proficiency in plumbing, electrical, appliance repair, carpentry, and smart-home technology.
- Excellent interpersonal skills to effectively collaborate with property managers, residents, and vendors.
- Must have a reliable vehicle and a valid driver's license.
Nice To Haves
- HVAC/EPA Certification (Type II or Universal) is preferred.
- CPO (Certified Pool Operator) is a plus.
Responsibilities
- Manage daily maintenance operations, work orders, and turnover schedules across multiple sites.
- Supervise, train, and mentor on-site maintenance technicians and porters.
- Implement and monitor preventative maintenance programs to ensure efficient building system operation.
- Coordinate with external contractors for specialized repairs, capital improvements, and turn assistance.
- Ensure all properties adhere to local building codes, OSHA regulations, and safety standards.
- Share on-call rotation responsibilities to handle after-hours maintenance emergencies.
