About The Position

Atrium Management Company is seeking a Floating Leasing Specialist to join their team. This role will involve working on-site across a portfolio of 8 apartment communities in Gainesville. The ideal candidate is an ambitious people-person looking for career growth, training, and a fun, collaborative team culture. It's also suitable for current Leasers or Assistant Property Managers looking to advance their careers or those with experience in LIHTC or student housing seeking to transition to conventional, market-rate communities.

Requirements

  • Reliable transportation and valid drivers license
  • Excellent communication skills & great attention to detail
  • Commitment to work Saturdays (flex time provided; 5 day work week)
  • Desire to work as a team with ability to work independently on occasion
  • Strong computer skills: Microsoft Office, Email, Gmail/Google Workspace, and social media as it pertains to marketing of community
  • High school diploma

Nice To Haves

  • some college preferred
  • 6+ months experience leasing at an apartment community
  • Experience with property management software (Appfolio, Yardi, Tenant Turner, Knock, Property Meld, etc)
  • Real estate license is a nice to have
  • Bi-lingual (English/Spanish) is a big plus

Responsibilities

  • Have complete knowledge of the apartment community and competition in the area
  • Maintain daily traffic logs, phone logs, and follow-up
  • Greet customers and tour apartment community while listening to and focusing on customer’s preferences
  • Demonstrate amenities, apartment homes, pricing, and close leases
  • Process incoming lease applications, run credit verifications, track all prospective tenants, and follow up on all leads
  • Maintain an acceptable closing ratio as directed by Property Manager
  • Prepare lease documentation and conduct lease signings
  • Coordinate all move-ins, move-outs, transfers and lease renewals to achieve maximum occupancy and resident retention
  • Minimize vacancy loss by securing leases within 5 business days of move-out
  • Generate prospect traffic through marketing efforts: community outreach, resident referrals, and property tours
  • Shop the competition and assist with preparation of leasing reports and sales and marketing plans
  • Assist Property Manager in achieving net operating income and occupancy goals
  • Act in accordance with all fair housing laws
