About The Position

Greystar is seeking an experienced Leasing Professional for its 1202 Pearl community. This role is crucial for the success of the community, responsible for coordinating marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident retention goals. The Leasing Professional will handle all aspects of leasing to new residents, ensuring resident satisfaction throughout their tenancy, and securing lease renewals.

Requirements

  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.
  • Incumbents must have a valid driver's license to operate a golf cart on property.
  • Ability to stand, walk, and/or sit for extended periods.
  • Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Ability to work inside and outside in all weather conditions.
  • Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Willingness to travel occasionally for training, meetings, or to assist other properties.
  • Ability to work a flexible schedule, including evenings, weekends, and holidays, and take "call" during these times.

Responsibilities

  • Perform sales and leasing activities to achieve community revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and criminal background checks, preparing lease and move-in packages, and ensuring a smooth resident move-in and lease signing.
  • Inspect apartments before resident move-in to ensure they are in move-in ready condition and schedule any outstanding items with the maintenance team.
  • Stay informed about market and competitor conditions impacting the community's occupancy and sales results, develop and implement marketing plans and goals to sustain occupancy, and adhere to established policies for concessions and specials.
  • Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing (Craigslist, Facebook, email, etc.), and other community-specific marketing plans.
  • Utilize on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information.
  • Ensure the community and show units meet company standards for show quality by daily inspecting marketing corridors and leasing tours, communicating maintenance needs, merchandising and ensuring appealing show units and amenities, and preparing the leasing office.
  • Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts to finalize leasing and/or renewal decisions.
  • Execute lease renewal program activities by preparing renewal letters and packages, meeting with and contacting renewing residents in advance of move-out dates, and ensuring timely signing and implementation of renewal documents.
  • Respond quickly and courteously to resident and client/owner concerns and questions, take prompt action to solve problems, and/or document and convey requests to the appropriate individuals.
  • Perform all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
