About The Position

Sinatra and Co. is seeking a Floating Leasing Professional to join their team. This role involves collaborating with the Property Management Team to handle all aspects of leasing apartments, including screening prospective residents, showing units, processing applications, and following up with prospects. The position requires maintaining an acceptable closing ratio, monitoring unit availability and occupancy, placing work orders, and ensuring the property is well-maintained. The Floating Leasing Professional will also assist in marketing efforts, maintain knowledge of Fair Housing laws, and distribute renewal notifications. A team player mentality is essential for success in this role, which may require a flexible schedule including weekends and travel to different properties.

Requirements

Remains professional and positive when interacting with prospects, residents, and other team members
Enjoys being a team player and operates in the best interest of the organization
Is proactive and thinks outside of the box for leasing initiatives, resident events, and other workplace needs
Possesses excellent telephone, written, and verbal communication skills.
Competent computer skills.
Must possess a valid driver’s license and reliable transportation.
Must be willing and able to travel to different properties as needed.

Nice To Haves

3 years leasing experience in a garden-style apartment complex preferred.
Yardi experience is preferred.

Responsibilities

Collaborates with Property Management Team to handle all aspects of leasing apartments. Including meeting and screening prospective residents, showing apartment homes, closing the sale, processing applications in a timely manner, following-up with prospects, obtains signatures for completion of leases/paperwork prior to move-in
Maintains an acceptable closing ratio, as well as meets or exceeds 90% follow-up requirement through our CRM platform
Reviews unit availability regularly and ensures accuracy
Monitors occupancy for units and other rentable items to meet or exceed budget expectations
Places work orders both for residents as well as vacant units as needed
Tours the property daily to ensure excellent curb appeal, removes trash and debris as discovered along path
Walks every unit prior to showing, providing keys for move-in, or other applicable situations
Opens and closes the office daily to include but not limited to refreshing bathroom/kitchen areas, clearing loose paperwork or files, organizing furniture, emptying trash receptacles, sweeping, mopping, cleaning surfaces with disinfected, and any other tasks that would contribute to a clean and orderly environment
Maintains 100% completion in any additional training assigned through the Grace Hill platform
Locates opportunities for review requests following positive interactions with residents or prospects
Assists in marketing efforts such as outreach marketing, event planning, retaining a current market survey, and networking within the community.
Monitors marketing collateral and communicates needs with marketing department
Maintains working knowledge of Fair Housing laws, rules, and regulations concerning apartment leasing and management
Has ability to work a flexible schedule to include weekends
Assists in renewal notification distribution and follow-up
Completes any additional tasks assigned by Property Manager or other member of upper management.
Assists in resident retention efforts and other resident needs as applicable
