The Floating Leasing Professional collaborates with the Property Management Team to manage all aspects of leasing apartments, including meeting and screening prospective residents, showing apartment homes, closing sales, processing applications, and following up with prospects. This role requires maintaining an acceptable closing ratio and meeting or exceeding a 90% follow-up requirement through the CRM platform. The professional will regularly review unit availability, monitor occupancy to meet budget expectations, and place work orders for residents and vacant units. Daily property tours are required to ensure excellent curb appeal, remove trash and debris, and walk every unit prior to showing or move-in. The position also involves opening and closing the office daily, ensuring cleanliness and organization. The professional must complete all assigned training, seek review requests from satisfied residents or prospects, and assist in marketing efforts such as outreach, event planning, market surveys, and community networking. They will monitor marketing collateral, communicate needs to the marketing department, and maintain knowledge of Fair Housing laws. A flexible schedule, including weekends, is necessary. Additional duties include assisting with renewal notifications, resident retention efforts, and any other tasks assigned by the Property Manager or upper management. A team player mentality is essential for success in this role.
