About The Position

As the Floating Maintenance Lead, you’ll play a vital role in overseeing and executing maintenance operations across multiple Valiant Residential communities throughout the San Antonio region. This hands-on leadership position is responsible for ensuring each community meets company standards for safety, quality, curb appeal, and resident satisfaction while also mentoring on-site maintenance teams and supporting new or transitioning properties. Under the direction of the Community Manager and regional leadership, the Area Maintenance Lead is responsible for the overall maintenance of assigned communities, including performing repairs in resident apartments, completing service requests, assisting with make-ready units, and ensuring apartments are prepared for rent in a timely and high-quality manner.

Requirements

  • Minimum of two years of full-time experience in apartment maintenance or a related trade requiring basic knowledge of electrical, plumbing, carpentry, painting, and HVAC repairs.
  • High school diploma or equivalent required; technical certification preferred.
  • EPA refrigerant, transition, and recovery certification required.
  • Must own a basic set of hand tools.
  • Valid driver’s license, active auto insurance, reliable transportation, and a good driving record required.
  • Strong verbal and written communication skills in English required to effectively interact with residents, team members, vendors, and other stakeholders.
  • Ability and willingness to travel frequently throughout the San Antonio region and other major metropolitan areas as needed, including possible overnight stays.
  • Ability to work weekends and participate in emergency/on-call coverage as needed.

Responsibilities

  • Traveling between multiple communities throughout the region to support assigned Valiant Residential communities as needed.
  • Respond to resident service requests within 24 hours and complete repairs efficiently and professionally.
  • Perform general maintenance repairs, including HVAC, plumbing, electrical, appliance, carpentry, painting, drywall, flooring, glass, tile, locks, fixtures, blinds, and garbage disposals.
  • Oversee and assist with apartment make-readies, vacancy trash-outs, move-in/move-out inspections, and unit preparation prior to resident occupancy.
  • Conduct preventive maintenance for apartment homes, buildings, equipment, common areas, pools, sprinkler systems, and community grounds.
  • Maintain community appearance by assisting with groundskeeping, custodial work, litter removal, common area cleaning, and exterior repairs as needed.
  • Maintain pool cleanliness and chemical levels, ensuring accurate documentation and compliance with safety standards.
  • Perform or coordinate repairs involving concrete, masonry, roofing, fencing, sewer cleanouts, water/gas shutoffs, and other property systems.
  • Identify and immediately report unsafe conditions, liability concerns, or maintenance issues to the Community Manager or regional leadership.
  • Supporting properties during vacancies, leaves of absence, acquisitions, or distressed situations
  • Quickly assessing operational challenges and implementing solutions
  • Training and mentoring onsite team members
  • Supervise subcontractors and coordinate with vendors for repairs, supplies, services, and community maintenance needs.
  • Maintain accurate records for work orders, preventive maintenance, pool chemicals, inventories, purchase orders, equipment maintenance, and apartment make-ready status.
  • Order supplies, manage inventory, and ensure responsible use and control of maintenance materials.
  • Keep maintenance shops, storage areas, and entrances clean, organized, locked, properly ventilated, well-lit, and compliant with hazardous material storage requirements.
  • Assist with property inspections and ensure communities are maintained in accordance with company standards.
  • Participate in the on-call and emergency maintenance rotation, including evenings, weekends, and holidays as needed.
  • Assist with community notices, flyers, and other operational support as requested.
