This role manages the day-to-day operations of an assigned property, including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The Community Manager ensures that the property's operations comply with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other relevant laws and regulations governing multi-family housing operations. The position involves providing input into budget development by analyzing financial statements, reviewing marketing information, and accessing operational reports. They are responsible for meeting targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, making bank deposits, and preparing financial status reports. The role includes approving vendor invoices, controlling expenditures within budget, and managing the petty cash fund. Additionally, the Community Manager oversees the lease enforcement process, approves prospective resident applications, discounts, and renewal leases, conducts periodic apartment inspections, follows proper notice requirements, handles evictions, and imposes/collects late fees. They gather and interpret market trends to implement marketing and leasing strategies to achieve occupancy and revenue goals. Promoting resident satisfaction and retention is key, involving timely responses to complaints and service issues. The Community Manager ensures maintenance staff comply with company standards for service requests and conducts regular property inspections to maintain safety, cleanliness, and appearance. They supervise property staff through interviewing, hiring, orienting, training, and performance management. Assisting in managing client/owner relationships includes meeting with owners, conducting property tours, providing performance updates, and responding to owner requests. The role also involves completing various accounting, financial, administrative, and other reports. For California, Community Managers must ensure lease documents are complete, compliant, and organized using the California specific Lease File Checklist.
