About The Position

Peak Living is seeking a qualified Floating Community Manager to join their team. This role provides operational and leadership support to Peak Living communities throughout the Denver area. The Floating Community Manager will step in to manage communities during Community Manager absences, vacancies, or transitions and provide additional onsite support when communities need assistance. This position requires flexibility and the ability to quickly adapt to different communities, teams, and operational needs. Regular travel throughout the Denver area is required, including occasional overnight travel. Some out-of-state travel may also be required based on business needs.

Requirements

Minimum of three (3) years of experience as an onsite Community Manager or Assistant Community Manager in multifamily housing, hospitality, or a similar industry.
Ability to quickly learn new communities, teams, systems, and operational needs.
Strong leadership, organization, problem-solving, and communication skills.
Ability to effectively manage competing priorities and work independently with limited onsite supervision.
High school diploma or equivalent required.
Valid driver's license and ability to regularly travel between communities.
Ability and willingness to travel throughout the Denver area, including overnight stays when necessary.
Ability to occasionally travel out of state based on business needs.
Ability to communicate effectively in English.

Nice To Haves

Previous experience independently managing a multifamily community strongly preferred.
College education, CAM, or ARM certification preferred.

Responsibilities

Provide temporary Community Manager coverage during manager absences, vacancies, leaves, and transitions.
Assist Community Managers and Regional Managers with operational needs, special projects, and communities requiring additional support.
Quickly assess the needs of assigned communities and provide leadership and operational stability.
Supervise, support, and provide direction to onsite community associates while assigned to a community.
Support and maintain Peak Living's customer service and leasing standards.
Respond promptly and professionally to resident requests and concerns and work to resolve resident issues.
Support leasing, marketing, resident retention, and occupancy initiatives.
Assist with new and renewal lease agreements and determine appropriate renewal rates in coordination with Regional Management.
Review resident files and accounting records, communicate with residents regarding outstanding balances, and implement procedures for collecting delinquencies.
Monitor community performance, including occupancy, collections, expenses, leasing activity, and resident satisfaction.
Prepare and review weekly and monthly reports, delinquency reports, notices, move-in/move-out documentation, invoices, security deposit dispositions, and other reports as requested.
Ensure community policies, procedures, and operational standards are consistently followed.
Assist with resident activities and retention programs.
Identify opportunities to improve the efficiency, productivity, and profitability of assigned communities.
Review market conditions and competition to help ensure rental rates, concessions, and other leasing strategies remain competitive.
Collect, post, and deposit rents, security deposits, and other community income as needed.
Partner with Regional Managers and onsite teams to address staffing, operational, resident, and property needs.
Assist with onboarding or training new Community Managers and onsite team members as needed.
Complete other assignments and special projects based on regional and company needs.
