About The Position

We are a growing property management company committed to providing quality affordable housing communities while maintaining exceptional resident services and regulatory compliance. We are seeking an experienced and highly motivated Floating Assistant Community Manager to support multiple affordable housing communities as needed. The Floating Assistant Community Manager will provide operational support to assigned communities within the portfolio, assisting with leasing, resident relations, compliance, recertifications, rent collections, reporting, and overall property operations. This position requires flexibility, strong organizational skills, and the ability to quickly adapt to different property environments.

Requirements

  • Minimum of 3 years of affordable housing property management experience.
  • Experience with HUD, Section 8, LIHTC (Tax Credit), and other affordable housing programs.
  • Knowledge of recertifications, income calculations, and affordable housing compliance requirements.
  • Strong understanding of Fair Housing regulations.
  • Excellent communication, organizational, and customer service skills.
  • Proficient in Microsoft Office Suite.
  • Ability to travel regularly between assigned properties.
  • Valid driver's license and reliable transportation.

Nice To Haves

  • Affordable Housing certification such as COS, TCS, HCCP, EIV, or equivalent.
  • Experience with property management software such as RealPage or similar platforms.

Responsibilities

  • Assist Community Managers with the daily operations of affordable housing communities.
  • Support LIHTC, HUD, Section 8, Rural Development, and other affordable housing program compliance requirements.
  • Process resident applications, certifications, recertifications, and move-in/move-out documentation.
  • Maintain resident files in accordance with company policies and regulatory guidelines.
  • Assist with rent collections, delinquency management, payment agreements, and resident communications.
  • Provide exceptional customer service to residents, vendors, and visitors.
  • Conduct leasing activities including tours, application processing, and lease execution.
  • Prepare reports related to occupancy, collections, compliance, and property performance.
  • Coordinate with maintenance staff to ensure timely completion of work orders and resident requests.
  • Assist with audit preparation and file reviews.
  • Support properties experiencing staffing shortages, employee leave coverage, special projects, or operational transitions.
  • Ensure compliance with Fair Housing laws and all federal, state, and local regulations.
  • Perform other duties as assigned.
