About The Position

This role focuses on converting prospective owners into purchasers and reloading existing owners by effectively using sales techniques and processes. The Sales Executive will develop relationships with potential owners through referrals and leads, cater sales experiences to individual needs, and ensure accurate and timely completion of sales contracts and required paperwork. Post-sale, the role involves maintaining customer relationships to ensure satisfaction and identify future business opportunities like reloads, referrals, and additional sales. The company is currently offering a sign-on bonus, with additional terms and conditions provided upon hire or request.

Requirements

  • High school diploma or GED
  • Proficiency in English
  • Incumbent is required to maintain an active and in-good standing professional Real Estate License where mandated by law
  • 1 year minimum RECENT Sales experience in the timeshare industry.
  • Must be willing to work weekends and holidays as required by business needs.

Responsibilities

  • Convert prospective owners into purchasers and reload existing owners using sales techniques and processes.
  • Develop relationships with prospective owners by soliciting and following up on referrals and leads.
  • Cater the sales experience to the individual needs and preferences of each potential owner.
  • Follow through with the sales contract process, ensuring all required paperwork and legally required documents are completed accurately and in a timely manner.
  • Maintain customer relationships after the sale to ensure continued owner satisfaction and develop future business opportunities (reloads, referrals, additional sales).
  • Answer owner questions regarding property use and amenities, making recommendations based on owner discovery.
  • Fulfill requests regarding pricing, property maps, descriptions, room locations, and portfolio/network information.
  • Contact owners to monitor satisfaction, inform them of promotions, and develop business opportunities.
  • Develop and maintain customer contact records for effective follow-up.
  • Monitor contract processing to minimize rescission decisions, provide owner assurance, and ensure timely closings.
  • Follow and adhere to the Consultative Sales Process during presentations.
  • Establish trust and build rapport with prospective owners and owners throughout the sales process.
  • Discover needs through strategic questioning and customize sales presentations.
  • Provide tours of the Sales Gallery, Property, and Model specific to the sales distribution site.
  • Explain product features, advantages, and benefits, and advocate appropriate points to meet owner needs.
  • Complete and close the sales contract process by ensuring all required/legal paperwork and documents are signed and notarized.
  • Practice and improve sales scripts and presentations.
  • Ensure clear understanding of finance options and present them as an approach to ownership.
  • Prepare for daily appointments by reviewing tour sheets, owner history, and presentation details.
  • Follow up face-to-face interactions with email, phone, or mail correspondence and facilitate the use of Vacation Ownership Advisor.
  • Answer owner and customer questions regarding product information, servicing issues, construction, financing, maintenance, repairs, and appraisals.
  • Use, demonstrate, and/or coordinate virtual tour (eTour) software for guests.
  • Assure complete and accurate processing of sales-related documents.
  • Review contract details with prospective owners and owners.
  • Thoroughly review loan applications and financial documents with the customer.
  • Work with Sales Management to minimize cancellations, provide owner assurance, and ensure timely closings.
  • Analyze problems and formulate strategies to overcome challenges.
  • Complete purchase summary worksheet at the end of each sale.
  • Reach out to and influence Legacy Owners and Every Other Year (EOY) Owners to enroll, upgrade, and maximize reload opportunities.
  • Respond to and monitor the resolution of customer and owner inquiries in a timely manner with accurate information.
  • Leverage resources (e.g., Vacation Ownership Advisors) for providing service to guests and owners.
  • Manage time effectively to attend daily team meetings, training sessions, and appointments.
  • Demonstrate understanding of the organization's culture and processes.
  • Improve sales presentation approach through self-critique, practice, and feedback.
  • Participate in formal training sessions.
  • Attend daily huddles and regularly scheduled team/manager meetings.
  • Assist in the development and mentoring of other Sales/Membership Executives as requested.
  • Maintain awareness of current events and site location information for customer relationship building.
  • Perform other duties as assigned.
  • Understand and abide by state and federal regulations regarding sales and marketing activities (e.g., Do Not Call Lists, State registrations).
