About The Position

The Financial Analyst will be dedicated to supporting a high-volume and industry leading investment sale team in Montreal, QC. You are fast-paced and transaction oriented, and will have ultimate ownership in the valuation & underwriting process – this includes financials during pitches to prospective clients and handling the financial due diligence process with prospective purchasers. This position is a part of a collaborative environment with brokers, marketing and brokerage operations.

Requirements

• 2+ years underwriting experience, with a strong preference for experience in commercial real estate
• Fluently bilingual in French and English (spoken and written) is a must
• Bachelor’s degree in Finance, Business, Commerce or a related field.
• Analytical and research skills with high data quality and minimal error.
• Experience with developing financial models, cash flows, IRR, DCF, Cash on Cash analysis, etc. for cash flowing assets and development opportunities
• Microsoft Excel is a must
• Excellent verbal and written communication skills.
• Ability to multi-task and meet tight deadlines.
• Ability to communicate, interact, and work effectively and cooperatively with all.
• Ability to work in a complex team environment across multiple departments, under minimum supervision and manage tight deadlines.

Responsibilities

• Underwrite & value potential development sites for highest & best use through land residuals and development proformas across Quebec.
• Underwrite income-producing commercial real estate using Excel, including Direct Cap + DCF analysis.
• Strong familiarity with value-add scenarios such as below market rents rolling to market, vacant lease ups, bridge loans & permanent financing takeouts, and overall target returns (IRR, Yield on Cost) for value add deals.
• Able to create, summarize, and walkthrough complex financial modelling scenarios, while providing commentary on impact of various assumptions.
• Review, analyze, comprehend, abstract, and interpret various types of real estate documents (including leases, appraisals, budgets, rent rolls, property condition reports, environmental reports, architectural drawings, zoning bylaws, etc.).
• Identify critical property level financial issues.
• Develop content, write presentation packages, and offering memoranda.
• Coordinate with debt/equity team members to underwrite based on debt placement scenarios.
• Gather and track critical financial data points for research and negotiation purposes.
• Analyze mortgage documents and understand prepayments, yield maintenance, and defeasance.
• Ability and confidence to present results of analyses in a formal client setting to audiences with a wide range of financial acumen, including internal & external brokers, property managers, lenders, and property / business owners.
• Participate in pitch presentations with prospect and client meetings and lead discussions on financial modeling and reasoning for assumptions used
