About The Position

The Financial Analyst for Real Estate and Debt Management plays a vital role in supporting Uncommon Schools' Home Office financial operations. This position focuses heavily on real estate analysis, modeling, and bond financing, helping to secure and manage the capital needed for school facilities. The role involves aligning financial planning with long-term goals, meeting compliance standards, managing complex debt portfolios, and executing strategic financial tracking. The Financial Analyst will collaborate with internal teams, including Accounting, as well as external advisors and stakeholders to guide financing strategies and drive critical decisions.

Requirements

  • 1–2 years of relevant experience.
  • Bachelor's degree in Finance, Accounting, or Business.
  • Proficiency in Excel with the ability to build and update debt portfolio models, cash flow forecasts, and amortization schedules.
  • Solid understanding of core finance principles.
  • Experience gathering data and organizing complex documentation for financial transactions.
  • Strong analytical and problem-solving skills, with the ability to break down complex questions and propose practical recommendations.
  • Demonstrated ownership mindset with the ability to work independently and see tasks through end-to-end.
  • Clear written and verbal communication skills.
  • Collaborative team player who builds trust and works effectively across different functions.
  • Strong general technology fluency, including Microsoft 365, Excel, and modern collaboration tools.

Nice To Haves

  • Familiarity with debt structures relevant to non-profit organizations, such as tax-exempt bonds, New Markets Tax Credits, or Community Development Financial Institutions.
  • Interest in learning and applying automation or AI-enabled tools to improve financial analysis.

Responsibilities

  • Act as the primary owner for all real estate financing and debt management workstreams.
  • Maintain a comprehensive and organized database for all bond documents, resolutions, and certificates.
  • Manage and execute all ongoing debt compliance reporting requirements.
  • Design and implement scalable systems to accurately track and monitor debt covenants.
  • Build, design, and maintain long-term forecasting models for the debt portfolio and organizational cash flow.
  • Coordinate directly with the Accounting team to prepare and update amortization and debt payment schedules.
  • Support the annual budget development process by forecasting anticipated cash outflows related to real estate and debt.
  • Support the execution of debt financings through detailed modeling, data gathering, and coordination with involved parties.
  • Prepare detailed analysis and essential documentation required for financing strategies, due diligence, and final execution.
  • Organize and manage all required due diligence materials to ensure successful and timely financing closings.
  • Conduct thorough market research and pricing analysis to evaluate future financing and refinancing opportunities.
  • Develop clear, insightful materials for the Finance Committee and board members regarding bond and real estate financing.
  • Collaborate with internal teams and external advisors to keep projects moving forward and successfully meet deadlines.
  • Support various ongoing real estate initiatives and partner with team members on ad hoc financial projects.
