About The Position

Avison Young’s Québec Capital Markets Team is currently seeking a dynamic individual for the role of Financial Analyst to provide reliable, timely, efficient support and transaction leadership to the Québec Capital Markets Team, based in Montréal. The position entails working with a diverse group of internal stakeholders at all levels of the organization and external clients, including institutional, private capital, high-net-worth and developers. The individual will require the independent judgment to plan, prioritize, and organize a diverse workload. The successful candidate will be detail oriented, driven, and analytical, with strong organizational skills and a team player attitude.

Requirements

  • University degree is required, preference a degree in Finance or Accounting.
  • Minimum 3 years’ experience in real estate, with a focus on underwriting and financial analysis.
  • Must be fluent in both French / English (written, read and spoken).
  • Excellent proficiency in the use of ARGUS Enterprise real estate software is a must.
  • Excellent proficiency in the use of Excel for the purpose of financial modeling.
  • Experience analysing / interpreting financial statements.
  • Detail oriented with strong analytical skills.
  • Good verbal and written communication skills.
  • Excellent time management and organizational skills.
  • Able to adapt and prioritize, meeting deadlines, in a fast-paced environment.
  • Operates with a sense of urgency, quickly responding to Stakeholders.
  • Positive and professional attitude and always demonstrates professionalism.
  • Able to work well independently with an ability to work collaboratively with others.
  • Proactive and takes initiative.

  • Demonstrated proficiency with all applicable software packages including but not limited to MS Windows; MS Office, including MS Word, Excel, Outlook, and PowerPoint; X, or Standard, Argus Enterprise.

  • Certified Appraiser or CFA designation is an asset.

Responsibilities

  • Work with internal stakeholders, brokers, and clients to underwrite investment real estate transactions, using Argus, Excel, Yardi, and other industry-specific software. Models will be of varying complexity and can include (but are not limited to) detailed cash flows, development pro formas, IRRs and DCF matrices, debt and financing scenarios, etc.
  • Identify and present value creation and maximization scenarios to internal stakeholders, where appropriate.
  • Assist with deal structuring and communication with clients, external stakeholders and internal parties on active files.
  • Support internal and external stakeholders throughout the pre-due diligence and due diligence period for active files.
  • Gather and evaluate economic, demographic and real estate market data for input into project-specific deliverables, including sales and lease comparables.
  • Support the content development for offering materials for existing assignments.
  • Assist in the preparation of presentation material and pitch documentation for new business pursuits.
  • Participate in pitches and client meetings to present financial models and sensitivity analyses and valuations.
  • Analyze market trends and specific data analysis using surveys and research.
  • Identify, analyze and support the pursuit of brokerage opportunities.
  • Assist in reviewing and summarizing legal documents, such as leases, loans, and engagement letters.
  • Assist in ad-hoc work, as required.
