About The Position

The Field Technician Maintenance performs a wide variety of duties including repairs, troubleshooting, installation, and maintenance at AMH properties. Helps to preserve the functionality and condition of the homes while maintaining a clean and safe work environment and providing excellent customer service. Frequently meets with vendors and tenants.

Requirements

  • High School Diploma/GED strongly preferred, or the equivalent of 5 years of relative Residential/Property Maintenance or related experience required.
  • Experience must include the use of: basic hand tools, power tools.
  • Valid driver's license and satisfactory driving record required.
  • Universal EPA Certification or HVAC Type II Certification required in applicable states.
  • Working knowledge of Microsoft Office (Word, Excel, Outlook) required.
  • Demonstrated knowledge of occupational hazards and safety methods (OSHA) required.
  • Excellent verbal and written communication, time management and problem-solving skills.
  • Must be able to multi-task.
  • Must be able to use discretion and independent judgement.
  • Must be able to work in a team environment.
  • Must be able to pay close attention to details.
  • Must be able to adapt and flex to a changing environment.
  • Must be able to speak, read, and write in English.
  • Must be able to perform basic measurement and calculations.

  • Must be able to physically maneuver 300 lbs.
  • Must be able to lift/carry: 75 pounds to waist height, 75 pounds to shoulder height, 20 pounds above the head.
  • Must be able to climb ladders (A-frame and extension ladders) to perform: tree trimming with use of a using a handsaw or clippers, removal of debris and leaves from roof gutters.
  • Must be able to use the following equipment: wrenches, claw hammer, Allen wrenches (SAE and metric), band cutters, wire strippers, needle nose pliers, channel locks, 3-foot level, torpedo level, multimeter (CAT III+), breaker bar, clamps, and AC manifold gauge set.
  • Must be able to operate and maintain the following power tools: cordless drill, impact driver, reciprocating saw (sawzall), circular saw, pressure washer, air compressor & air tools.

Nice To Haves

  • Associate’s Degree or technical training certification desired.
  • Experience using an Apple iPad preferred.
  • HVAC experience preferred.

Responsibilities

  • Performs troubleshooting support for plumbing, garage door, irrigation and electrical issues: unclogs drains; repairs or replaces leaky drain traps, water lines, leaking fixtures and waste disposals; cleans and tests garage door sensors; replaces guide tracks; reprograms remotes; replaces breakers, light switches, Ground Fault Circuit Interrupters (GFCI’s), electrical outlets, light fixtures, carbon monoxide and smoke detectors; repairs or replaces sprinkler head leaks, valve stems and piping.
  • Performs various home repairs: carpentry - replaces door and window trim, repairs stair hand rails, replaces doors and windows, repairs flooring; drywall - patch, texture, touch-up and paint; roofing - repairs to shingles, flashing and replaces underlayment with the use of a nail and or staple gun; fencing - replaces or repairs pickets, posts, sections and gates; removes debris and leaves from gutters; changes lightbulbs; replaces air filters; tightens towel racks; re-keys residences; adjusts doors and cabinet hinges; replaces faceplates.
  • Ensures heating, ventilation, and air conditioning (HVAC) systems are operational; performs system tune-up; checks breakers; replaces capacitors; identifies system leaks; replaces fan motors and Freon; utilizes an HVAC testing package to test efficiency of the system.
  • Maintains all equipment in a clean, orderly, and functional condition; ensures all work complies with applicable laws, regulations, safety practices and standards.
  • Updates and completes mobile work orders received from the maintenance center; completes all work orders within the given timeframe to ensure tenant satisfaction.
  • Follows all organizational systems, programs, training, policies, and procedures as required and complies with relevant legal mandates.
  • Actively supports and participates in the safety program, both for self-protection and the protection of other employees, by reading and abiding by all requirements in the Injury and Illness Prevention Program (I2P2).
  • Carries out all responsibilities in an honest, ethical, and professional manner.
  • Handles various other duties as delegated by direct supervisor/management, to include performing vacant home inspection as needed for market operations.
