About The Position

The Field Service Supervisor is responsible for overseeing the daily operations of community common areas, ensuring cleanliness, maintenance, and resident satisfaction. This role involves a combination of hands-on tasks, administrative duties, and vendor management to maintain the aesthetic and functional quality of the community facilities.

Requirements

  • Ability to check the pool area to ensure the chair lift battery is fully charged.
  • Ability to pick up litter in the pool area, community center area, walkways, and tennis courts.
  • Ability to blow off the pool deck and all surrounding areas with the portable blower.
  • Ability to rearrange pool furniture to maintain order and neatness.
  • Ability to check restrooms for hand soap and toilet tissue and replenish as needed.
  • Ability to pick up any litter and empty wastebaskets in restrooms and the kitchen.
  • Ability to rearrange community center furniture and ensure the area is clean and tidy.
  • Ability to place a sign on the community center door stating you are in the field and will return in approximately two hours.
  • Ability to ensure the field office voicemail directs callers to the Field Supervisor’s District-issued cell phone for immediate attention.
  • Ability to lock and leave the community center.
  • Ability to conduct a complete tour of the community common areas, checking for landscaping issues such as dry or browning grass, potential irrigation problems, and general maintenance needs.
  • Ability to verify that irrigation operated correctly on Tuesday and Thursday mornings.
  • Ability to use a moisture meter to test questionable areas, flag them, and report issues to the landscaper.
  • Ability to look for fallen debris or overgrown shrubs and refer these issues to the landscaper.
  • Ability to move any fallen palm branches or large debris off walkways and place them aside for pickup.
  • Ability to pick up daily debris such as coffee cups, soda bottles, and dog waste bags from common areas and dispose of them properly.
  • Ability to inspect all four irrigation pump locations for leaks or other problems.
  • Ability to verify that circuit breakers are not tripped.
  • Ability to contact the vendor immediately if a problem is found.
  • Ability to check phone calls and emails and respond as appropriate.
  • Ability to perform other duties within the job description.
  • Ability to respond promptly to all valid complaints.
  • Ability to visit the premises and meet with the resident to discuss the issue when necessary.
  • Ability to provide an action plan detailing the status of all complaints.
  • Ability to personally verify that the issue has been corrected.
  • Ability to notify both the District Manager and the resident when the matter has been resolved.
  • Ability to check overall cleanliness, including restrooms.
  • Ability to replenish supplies as needed.
  • Ability to pick up trash and debris.
  • Ability to straighten pool furniture.
  • Ability to blow off pool deck, courts, pavilion, and walkways as needed.
  • Ability to check pool water for clarity and cleanliness.
  • Ability to verify heater settings (Pool: 82°F | Spa: 101°F).
  • Ability to inspect the golf cart for cleanliness and a full charge.
  • Ability to report pool/spa issues to the pool vendor.
  • Ability to report landscaping issues to the landscape vendor and follow up as necessary.
  • Ability to respond to residents’ needs and requests for assistance.
  • Ability to pick up trash and debris in CDD areas.
  • Ability to note any illegal dumping and report it to Manatee County Code Enforcement.
  • Ability to identify and report landscaping or irrigation issues in CDD areas to the landscape vendor.
  • Ability to check irrigation pumps for leaks or other issues.
  • Ability to investigate and photograph landscaping issues reported by residents.
  • Ability to maintain accurate records and organized files.
  • Ability to keep calendars and bulletin boards up to date.
  • Ability to issue and track amenity access FOBs.
  • Proficiency in using a PC for Microsoft Outlook, Word, Excel, PowerPoint, file searches, and specialized applications.
  • Ability to maintain accurate, real-time employee reporting on the laptop.
  • Ability to manage clubhouse rental contracts: Collect funds, maintain schedules and file, submit funds to accounting, and issue deposit refunds to renters.
  • Ability to receive invoices and forward them to the District Manager or upload to the designated dropbox.
  • Ability to engage and supervise all contractors and vendors, including oversight of activities and payments.
  • Ability to purchase and maintain appropriate supplies.
