About The Position

The Town of Clayton is seeking applicants for a Facility Technician II for the Facility Maintenance Division with the Public Works Department. This is a full journey-level position responsible for performing a wide variety of skilled, hands-on repair and servicing of the Town’s facilities, buildings, and mechanical, electrical, and electronic equipment. The role involves overseeing and participating in maintenance tasks, managing projects and service contracts, and ensuring the proper functioning of building systems. The Town of Clayton is a growing municipality in North Carolina, emphasizing quality of life, community connection, and economic development.

Requirements

  • High School Diploma
  • At least four (4) years of experience in HVAC, Plumbing, Electrical and Carpentry or an equivalent combination of education and experience.
  • Knowledge of basic principles, practices, tools, and materials relating to the maintenance and repair of Town buildings, facilities, and fixtures.
  • Knowledge of principles, theories, and standard practices of maintenance trades as they apply to maintenance and repair of facilities, structures, machinery, and equipment.
  • Knowledge of basic electrical, carpentry, plumbing, building maintenance practices, and heating, ventilation, and air conditioning systems (HVAC).
  • Knowledge of methods, practices, techniques, and equipment used in the construction, maintenance, and repair of electrical systems, carpentry, plumbing systems, security systems, and painting techniques.
  • Knowledge of occupational hazards, safety regulations, safe work practices, and safety equipment related to the work.
  • Knowledge of software applications related to the work.
  • Knowledge of codes, regulations, and guidelines pertaining to the work.
  • Knowledge of provisions of various Town contracts as designated.
  • Knowledge of principles and practices of record keeping.
  • Knowledge of current methods, terminology, equipment, tools, and materials used in the maintenance and operation of facilities.
  • Ability to identify building maintenance needs and take corrective actions.
  • Ability to perform duties in a manner to maximize public safety in the area of building maintenance and construction.
  • Ability to diagnose and repair a wide variety of mechanical, electrical, and electronic equipment.
  • Ability to assist in the preparation, administration, and monitoring of a division budget.
  • Ability to read, interpret, and apply a wide variety of technical information from manuals, drawings, specifications, layouts, blueprints, and schematics.
  • Ability to prepare clear and concise records, reports, correspondence, and other written materials.
  • Ability to apply good judgment and practical knowledge to resolve unusual or irregular problems in the area of facilities maintenance.
  • Ability to exercise independent judgment and initiative within general policy guidelines.
  • Ability to establish and maintain effective working relationships with those encountered in the course of the work.
  • Ability to plan and schedule various repair and maintenance projects, and estimate tools, materials, and equipment needed for projects.
  • Ability to coordinate and monitor the work of external contractors.
  • Ability to monitor and make minor repairs to electrical, plumbing, security, and other related facility systems.
  • Ability to understand and follow oral and written instructions and to give clear oral instructions.
  • Ability to establish and maintain effective working relationships with coworkers, supervisors, and Town clients.
  • Applicants must be authorized to work for ANY employer in the U.S.

Nice To Haves

  • Specialized applicable buildings maintenance certifications may be preferred.
  • HVAC, Plumbing, Electrical and or Carpentry certificates desirable.

Responsibilities

  • Organizes, oversees, and performs a wide variety of skilled, journey-level duties in leading, overseeing and participating in the work related to hands-on repair and servicing of Town’s facilities, buildings, mechanical, electrical and electronic equipment, devices and machinery.
  • Inspects and monitors buildings and facility systems to ensure proper settings and working order.
  • Assists in managing facility, maintenance, special projects and service contracts and equipment warranties, including carpentry, heating and air conditioning (HVAC), fire alarm, security systems, plumbing, electrical, and painting.
  • Monitors building and facility systems to ensure proper settings and working order.
  • Assists in the development of specifications and bid documents and procurement processes, including preparing scopes of work for facilities maintenance and contract awards.
  • Performs minor and some major facility repair and maintenance work.
  • Performs diagnosis and repairs to small and large equipment.
  • Operates, maintains, and repairs a variety of mechanical and power tools, equipment, and testing instruments.
  • Coordinates activities with other sections and departments.
  • Ensures the timely and accurate completion of preventive maintenance activities.
  • Maintains accurate records; orders supplies, parts, and materials; picks up parts as necessary; processes related invoices.
  • Assists with maintaining database inventories for the facilities management system.
  • Manages and prioritizes work orders to ensure timely completion.
  • Assists with investigating and resolving facilities and buildings related complaints and citizen inquiries.
  • May respond to facility emergencies, including during off-hours.
  • Ensures adherence to safe work practices and procedures.
