About The Position

This position reports to the Operation and Maintenance Manager and is responsible for monitoring building automation systems (BMS) at the CJC Community Justice Center, managing operators who monitor the BMS, conducting building rounds, responding to tenant calls, and ensuring appropriate shops address tenant needs. The role also involves maintaining a safe and effective working environment, training the team on policies and procedures, coordinating work for Operators and Plumbers, and performing cleaning and basic preventive maintenance on utility equipment.

Requirements

  • Previous experience and working knowledge of operations and preventative maintenance of various Commercial Utility mechanical equipment.
  • Previous experience and working knowledge with preventative maintenance, and inspections of basic plumbing systems.
  • Valid Indiana Driver’s License.
  • High School Diploma.
  • Ability to work well with others including fellow employees, outside vendors, contractors and tenants.
  • Comfortability with Computer/Microsoft Office usage.

Responsibilities

  • Manage Operators to perform basic preventive maintenance on commercial utility equipment.
  • Operate site utility equipment and monitor site BMS system for equipment including Chillers, Boilers, VFD Drives, Air Handling Units, Compressors, Exhaust Fans, Vacuum Pumps, Water Pumps, Water Softeners, and Cooling Towers.
  • Perform basic preventive maintenance and respond to basic calls, investigating issues with building plumbing systems including Plumbing fixtures, Water valves, Water lines, Sewer lines, Drainage lines, Drinking fountains, Irrigation equipment, and Fire sprinkler systems.
  • Manage operators to assist the HVAC and Electrical departments with maintenance when help is requested.
  • Manage Operators to operate and monitor the building automation systems for the Community Justice Center (CJC) and the Adult Intervention Center, including investigating alarms and tenant calls.
  • Ensure Direct Reports comply with Building Authority policies, procedures, and safety regulations.
  • Maintain and approve Timecards electronically.
  • Ensure all work is documented by the operators in AMMS.
  • Perform all other duties assigned.
