About The Position

The Facility Operations Division of the Finance & Asset Management Department provides advanced preventive and corrective maintenance services on electrical equipment and systems at 12+ city facilities, including City Hall, Bellevue Service Center, and Fire Stations, encompassing over 700,000 sf of space. Our Facility Operations Specialists provide on-site support Monday-Friday between 6:30am and 5:00pm with after-hours/weekend/holiday support as needed. A successful candidate possessing a Journeyman Electrician License (EL01) issued by the Department of Labor and Industries and four years of experience as a journey level electrician after obtaining an EL01 License may be eligible for premium add-to-pay of 10%.

Requirements

  • Possess and maintain a valid Washington State Electricians License (EL-01) with a minimum of 2 years of experience as a journeyman electrician
  • Four or more years of progressively responsible related experience in commercial facility maintenance.
  • Must possess, or be able to obtain, a valid Washington State Driver’s license by date of hire.
  • Must have and maintain a good driving record.
  • Must successfully pass a criminal background check.
  • Knowledge of equipment, materials, and supplies used in electrical system maintenance & repair services.
  • Knowledge of occupational hazards and necessary safety precautions applicable to building equipment, installation, maintenance, and repair work.
  • Ability to work independently and to complete daily activities according to work schedule.
  • Ability to communicate effectively with customers, co-workers, contractors, and others both orally and in writing.
  • Proficiency in the use of a variety of equipment and tools properly and safely.
  • Proficiency with technology and computer use, particularly Microsoft Office applications and maintenance software.
  • Ability to understand, interpret and follow written and oral instructions.
  • Ability to establish effective working relationships and be a productive member of a team.
  • Demonstrates exceptional customer service, integrity, and commitment to innovation, efficiency, and fiscally responsible activity.

Nice To Haves

  • Apprenticeship, certification, or other training related to facility maintenance activities preferred.

Responsibilities

  • Plans, schedules, and participates in the physical performance of preventive maintenance, repair and installation of commercial building high and low voltage electrical circuits, components, systems and supporting infrastructure.
  • Coordinate and or complete electrical modifications on small to large scale building improvement and renovation projects and or oversee the work of contractors and vendors.
  • Perform effective root-cause analysis to diagnose problems and implement corrective action and preventive measures to minimize future equipment malfunctions.
  • May perform supplemental support for a variety of preventive and corrective maintenance tasks on buildings and systems. Including but not limited to; Toilet flush valves, plumbing valve rebuilds, clogged drain complaints, lighting issues, cubicle reconfigurations, general custodial support, access control and building automation support, HVAC comfort complaints, painting, carpentry, general customer service requests, etc…
  • Coordinates and conducts safety and fire inspections with state and local authorities and outside safety vendors.
  • Draft clear and concise documents, email correspondence, documentation of daily work performed.
  • Draft scopes of work, vendor evaluation criteria, manages contract/RFP processes, selects contractors, prepare schedules, oversees vendor work, coordinates work with affected clients and process/authorize invoices for payment and project close out.
  • Support Departments project managers and planners with technical knowledge of indoor and outdoor electrical equipment and systems, and coordination of vendors.
  • Review plans, specifications and proposals for renovations and new construction projects to ensure accuracy and compliance.
  • Manage the work of contracted vendors on projects and assist/coordinate work that requires temporary shutdowns, interruptions to services or other alterations to normal business operations.
  • Respond to severe weather events or other after-hours emergencies in compliance with the duty to report for assigned emergency operations to help support the restoration of normal services to facilities and the City’s infrastructure.
  • Participates in standby rotation to provide emergency response on a 24-7 basis.
  • Work with the Sustainability team and drive progress to achieve City objectives related to EV infrastructure, solar, and other energy efficiency programs.
  • Uses mobile phone, computer, and/or other devices to communicate and to access Internet, email/messaging, calendar, etc...
  • Utilizes our enterprise asset management system to accurately and timely research and record work order data, scheduling information, milestones, document work performed and enter timekeeping.
  • Provides guidance, mentoring and support to new and/or less experienced building maintenance staff.
  • Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service
  • Employee must operate City vehicles to drive to various facility sites transporting materials, tools, and equipment.
