Reporting to the Facilities Manager and/or the Facilities Lead, you will support all aspects of the building facilities operations, perform maintenance inspection routines, support the custodial crew when they convey problematic facility findings and support the work of third party Vendors to maintain and improve a fully functioning, safe and engaging exhibition and facility. The Facility Maintenance Senior Technician will conduct all maintenance, repairs and improvements for the facility and will assist with the offsite warehouse location as needed. You will play a strong role in identifying catastrophic building failures and suggesting methods to mitigate impact to the exhibition. You will be actively involved in suggesting ways that our carbon footprint and impact to our environment can be mitigated. You are responsible to ensure the quality of work performed and regularly insert maintenance and inspection activities into the chosen Meow Wolf CMMS maintenance management software. You will perform frequent site inspections and regularly communicate with all members of the exhibition team.

Requirements

  • 5 plus Years of professional experience working in Building Facilities Maintenance, Commercial Construction, Commercial Trades, or Building Renovation in one or more of the following disciplines: HVAC: Repair, Installation, Maintenance, Programming/scheduling, inspection, Electrical: Repair, Installation, Maintenance, Inspection, Plumbing: Repair, Installation, Maintenance, Inspection, Life Safety: Fire Smoke Alarms/Sprinklers, Fire Pump/riser, Maintenance, Installation, Construction: Framing, Drywall, Door/window Installation, Renovation
  • Active Licensure or Certification in at least one of following: Journeyman Electrician, Journeyman HVAC Technician + EPA Universal, Journeyman Plumber, Journeyman Fire Safety Systems License, BOMI or BOMA SMT-SMA, NICET Fire Alarm Systems Level I or greater
  • Proven work experience as a Facilities Technician or similar role with a demonstrated competency in effectively troubleshooting and repairing building systems and equipment: HVAC, electrical safety / wiring and controls, generator maintenance, plumbing, life safety systems maintenance, wall repair, carpentry, painting, and machinery operations.
  • Strong mechanical, electrical and fabrication aptitude
  • Ability to read MEP plans, schematics and architectural drawings
  • Ability to work a flexible schedule including weekdays, weekends, evenings, and holidays
  • Ability to respond to emergencies during the exhibition operating hours
  • Expertise in welding, power tools, shop tools and multifaceted fabrication, assembly, and mounting techniques
  • Expertise in finishes, painted surfaces, adhesive and fastening methods
  • OSHA 30 certified or willingness to be trained
  • Computer literacy in the use of maintenance software
  • Strong respect of safe work practices, regulatory requirements and duty cycle needs of equipment
  • Adaptable to changes in a fast-paced work environment
  • Proficiency in the safe and proper use of power equipment and tools, heavy and light machinery, and building materials.
  • Ability to multi task several competing priorities
  • Knowledge of facility standards, codes and regulations
  • Computer skills, including knowledge of Google Suite and the ability to learn and apply new software applications.
  • Be willing to work as an inspirational and motivated part of a team.
  • Establish and maintain a courteous rapport with exhibit guests, visitors, vendors, and co-workers.
  • Embody and demonstrate exceptional customer service skills, even in stressful and/or demanding situations.

  • An appreciation for the arts.
  • Experience with digital fabrication including laser cutting and CNC machining an asset.
  • Experience with 3D modeling and design an asset.
  • Prior work experience in a creative organization.
  • Prior work experience in a retail, museum, recreation facility, or other public space.
  • Certifications in aerial work platforms, working at heights, fall protection, welding, elevator repair, fire life safety, fork lift, Rigging, Mechanical and Electrical.
  • Be able to read blue line prints of the facility and of light, sound, exhibit, structural and MEP drawings.
  • Ability to learn and apply new software applications.
  • CAD drafting skills an asset

Responsibilities

  • Safely conduct maintenance and inspections of all building systems including HVAC, Plumbing, Fire Suppression, Fire Safety, Electrical, structural, walls, floors and ceilings and others as defined by leadership to ensure the full functionality of the site on a regular and consistent basis.
  • Play a role in encouraging a professional, respectful and empowering work environment

  • Support the tracking of inspections and maintenance details of Facility assets according to the maintenance policy
  • Execute equipment audits and inspections
  • Ensure compliance with all safety and security protocols
  • Safely perform maintenance tasks in the repair, maintenance and upkeep of facilities including mechanical, custodial and basic non-licensed electrical, plumbing, and HVAC
  • Work closely with contractors such as electricians, plumbers, HVAC, mechanics and technicians.
  • Respond to emergency calls for all alarm services or building emergencies.
  • Report on the use and low inventory of critical spare parts on hand to support the need for sufficient quantities
  • Follow the prescribed inspection schedule for checking the physical site and equipment for safety, cleanliness and good repair.
