About The Position

Greenwood Development is seeking a skilled, self-directed Facilities Technician to support the maintenance and operational integrity of our commercial office, retail, and mixed-use properties in Uptown Greenwood. This position plays a critical role in maintaining building systems, responding to tenant needs, and ensuring our properties remain safe, functional, and professionally maintained. The ideal candidate will possess strong troubleshooting abilities, working knowledge of commercial HVAC systems, and the ability to work independently while managing multiple priorities.

Requirements

  • Demonstrated experience maintaining and troubleshooting commercial building systems
  • Strong working knowledge of commercial HVAC systems, including fan coil units, hydronic systems, pumps, valves, actuators, thermostats, and controls
  • EPA Section 608 Certification (or ability to obtain)
  • Ability to diagnose HVAC-related issues and determine when specialized contractor support is required
  • Experience with electrical, plumbing, and general building maintenance in a commercial environment
  • Ability to read equipment manuals, maintenance schedules, and basic mechanical drawings
  • Strong troubleshooting and problem-solving skills
  • Reliable, self-directed, and capable of managing priorities without constant supervision
  • Professional communication skills and a customer-service mindset
  • Ability to lift up to 50 pounds, climb ladders, work in confined spaces, and perform physical tasks at height
  • Valid driver’s license required

Nice To Haves

  • Experience working in commercial office buildings, mixed-use properties, healthcare facilities, schools, universities, or institutional settings is preferred

Responsibilities

  • Troubleshoot and maintain commercial HVAC systems, including fan coil units, pumps, valves, actuators, thermostats, and associated controls
  • Diagnose heating, cooling, airflow, and comfort-related issues and determine appropriate corrective action
  • Perform routine preventative maintenance including filter replacement, coil cleaning, condensate drain maintenance, lubrication, and equipment inspections
  • Monitor building mechanical systems and identify potential issues before they become failures
  • Coordinate with HVAC contractors and vendors for specialized repairs and annual service work
  • Assist with maintaining documentation related to building equipment, maintenance schedules, and service records
  • Perform inspections, diagnostics, and repairs across electrical, plumbing, and mechanical systems
  • Conduct minor electrical work including fixture replacement, outlet and switch repair, lighting repairs, and ballast replacement
  • Perform minor plumbing repairs including drain clearing, fixture repair, faucet replacement, and supply line maintenance
  • Respond to maintenance requests in a professional and timely manner
  • Assist with suite repairs, renovations, move-ins, move-outs, and property improvement projects
  • Inspect and maintain life safety equipment including fire extinguishers, exit signage, and smoke or carbon monoxide detectors
  • Complete work orders, inspections, daily logs, and maintenance documentation accurately and on time
  • Schedule access with tenants when maintenance work is required
  • Order parts and supplies and maintain basic inventory levels
  • Communicate proactively with management regarding building conditions, equipment concerns, safety issues, and open maintenance items
  • Participate in team meetings and contribute to a culture of accountability, ownership, and continuous improvement
