The Facilities Technician is responsible for performing ongoing preventive and regular maintenance on all property mechanical, electrical, plumbing, structural, fire life safety, motors, panels, control systems, and other facilities related systems and equipment. This role maintains responsibility for facility services, preventive maintenance, inventory control, contracted maintenance, general maintenance, and technical proficiency. The technician will perform property inspections, report findings, and apply operational procedures as required by state and local codes. They will also be responsible for the preparation and implementation of all types of paints, varnishes, sealers, and rust proofing, as well as repairing, refinishing, staining, and touch-up of woodwork and furniture. Additionally, the role involves moving office furniture, machinery, and equipment, replacing light bulbs and ballasts, checking electrical circuits, and repairing various electrical components. The technician will also repair doors, windows, and cabinet work, fabricate office partitions and other structures, and maintain all locks and locking devices. Installation, connection, and testing of sanitary plumbing fixtures, fire sprinklers, hydraulics, refrigeration, various gases, steam, and other pressure systems are also key duties. The role requires independent diagnosis, repair, and replacement of property systems and equipment, recording readings, and adjusting for proper operation. Maintenance and repair of HVAC and refrigeration equipment, including cleaning, inspecting, calibrating, and changing parts, are essential. The technician ensures the safe and efficient operation of boilers, chillers, pumps, life safety equipment, air handlers, and emergency generators. They will perform periodic checks of tool and instrument inventory, water-testing treatment for boilers and chillers, and preventive maintenance of kitchen equipment. Drywall repair, carpet and flooring installation/repair, and installation of drop ceiling grids are also part of the responsibilities. The technician may supervise vendors and contractors, update work order statuses in real time using CMMS systems like 360 Facility, complete hazard assessments and safety trainings, and comply with all safety procedures. General interior maintenance, such as repairing and hanging signs and mirrors, is also included. Issues are escalated to the direct leader in a timely manner, and the employee is expected to present themselves as a credit to JACK Cleveland and meet attendance guidelines.
